Notice is hereby given that the Planning and Zoning Commission of the City of Coppell will meet in
pre-session at 6 p.m. and in regular session at 6:30 p.m. on Thursday, January 18, 2007, in the
Council Chambers ofCoppell Town Center, 255 Parkway Boulevard, Coppell, Texas 75019.
As authorized by Section 551.071(2) of the Texas Government Code, this meeting may be convened
into closed Executive Session for the purpose of seeking confidential legal advice from the City
Attorney on any agenda item listed herein.
The purpose of this meeting is to consider the following items:

PUBLIC HEARING: Consider approval of Case No. PD-214R-TH-l. TH-2. C
and SF-9. The ElIineton, zoning change request from C (Commercial), R (Retail)
and SF-9 (Single Family-9) to PD-2l4R- TH-l, TH-2, C and SF-9 (Planned
Development-2l4 Revised- Townhouse-I, Townhouse-2, Commercial and Single-
Family-9), with a Concept Site Plan to allow the development of 122 townhouse
units (66 TH-l units on approximately 12 acres of Tract Al and 56 TH-2 units on
approximately 8 acres of Tract A.2); Commercial uses on Tract A3 (approximately

PUBLIC HEARING: Consider approval of Case No. PD-221-HC-The Duke
Leslev Addition, zoning change request from HC (Highway Commercial) to PD-
22l-HC (Planned Development-22l-Highway Commercial) to allow for tilt-wall
construction and additional attached signage on the office buildings that are
50,000-square-feet or larger and to allow for the development of mixed uses,
including retail, office, and hotel on a total of 78.5 acres of property located at the
northwest corner of IH-635 and South Beltline Road at the request of Alex
Bennett, Duke Realty.

PUBLIC HEARING: Consider approval of Case No. PD-220-SF-12. Alexander
Court, to amend the land use designation on the Comprehensive Land Use Plan
from Neighborhood Retail to Residential Low Density on approximately four acres
of property along Denton Tap Road and a zoning change request from C
(Commercial) to PD-220-SF -12 (Planned Development-220 Single Family-12),
with a Detail Site Plan, to allow the development of 26 single-family homes on
approximately 18+ acres of property located at the northwest corner of Bethel
Road and Denton Tap, at the request of John L. Hawkins, Mira Mar Development
Corporation.

General discussion concerning planning and zoning issues.
A. Update on Council planning agenda actions on January 9,2007:
a. Ordinance for Case No. ZC-620, Duke Leslie Addition, zoning change
from A to LI on Block A and HC on Blocks B&C.
b. Case No. PD-213R-H, Coppell Commons, zoning change from H to
PD-213R-H to allow the development of 39 townhouse units, etc., on
property along the east side of Coppell Road, approximately 210 feet
north of Bethel Road.
c. Case No. PD-218-LI, Shake and Shingle, to allow the recognition of
existing uses and construction of four office/warehouse buildings on
property located on the north side of Beltline Road, approximately 350
feet east of North Lake Drive.
d. Shake and Shingle Addition, Lot I R Block A, Replat, to establish
easements/fire lanes to allow four office/warehouse buildings.
e. Case No. ZC-621-H(CH), amending the Land Use Plan from
LI/Showroom to Historic and rezone from LI to H property along the
east side of Hammond Street, north of Burns.
f. Amberpoint Business Park at Coppell, Lot 2R-l and Lot 2R-2X, Replat,
to subdivide into two lots.
g. Gateway Business Park No.3, Lots 1&2, Block A, Site Plan, to allow
two two-story office buildings on property located at the north corner of
I.H. 635 and Freeport Parkway.
h. Gateway Business Park No.3, Lots 1&2, Block A, Minor Plat and
Replat, to establish easements/fire lanes re two two-story office
buildings.
\. Lauth Park Center, Lot 1, Block A, Site Plan to allow the development
of a three-story medical office building north and west of the corner of
S.H. 121; north of Denton Tap Road.
J. Lauth Park Center, Lots 1 &2, Block A, Minor Plat, to establish lot lines
and various easements; to all for a medical office building on Lot 1, and
the future development ofHC uses on Lot 2.
k. Text amendment to the Code of Ordinances deleting the need for a
Special Use Permit regarding gravel, sand, stone or petroleum
extraction and incorporate in the Code of Ordinances a section
regulating the drilling and production of oil and gas wells within the
City of Coppell.
