ORDiNANCE NO. 95682
AN ORDINANCE OF THE CITY OF COPPELL, TEXAS,
ABANDONING A UTILITY EASEMENT, DESCRIBED IN EXHIBITS
"B" ATTACHED HERETO, IN FAVOR OF THE ABUTTING PROPERTY
OWNER; PROVIDING THAT SUCH ABANDONMENT SHALL BE THE
INTEREST WHICH THE CITY MAY LEGALLY AND LAWFULLY
ABANDON; PROVIDING THAT SAID ORDINANCE SHALL CONSTITUTE
A QUITCLAIM DEED THAT MAY BE RECORDED WITH THE COUNTY
CLERK OF DALLAS COUNTY, TEXAS; AND PROVIDING AN EFFECTIVE
DATE.
WHEREAS, the City Council of the City of Coppell has determined that the utility
easement herein described in Exhibits "A" and "B" is no longer needed for City services; and
WHEREAS, the abutting property owner desires that said utility easement be
abandoned; and
WHEREAS, a proper appraisal has been conducted establishing that there is no
market value of the easement to be abandoned;
NOW, THEREFORE, BE IT ORDMNED BY THE CITY COUNCIL OF THE CITY
OF COPPELL, TEXAS:
SECTION 1. That the City Council of the City of Coppell, Texas has
determined that the utility easement described in Exhibits "A" and "B", attached hereto and
made a part hereof for all purposes, is no longer needed or necessary for public purposes
and should be, and is hereby, abandoned in favor of Thomas and Nancy Cooper, the
abutting property owners.
SECTION 2. That there is no market value of the said utility easement being
abandoned.
SECTION 3. That this abandonment ordinance shall constitute a Quitclaim Deed in
favor of Thomas and Nancy Cooper, the abutting property owners, and a certified copy of
the same may be filed in the Deed Records of Dallas County, Texas, to indicate such
abandonment.
SECTION 3. That the abandonment provided for herein shall extend only to the
public right, title and interest which the City of CoppeR, Texas, may have in and to said
utility easement, and shall be construed to extend only to such interests that the governing
body of the City of Coppell, Texas, may legally and lawfully abandon.
SECTION 4. That this ordinance shall become effective from and after its passage
as the law and charter in such cases provide.

ABANDONMENT OF PUBLIC UTILITY EASEMENT

Being a 10-foot Public Utility Easemere located on Lot 20, Block H of PECAN HOLLOW, an
Addition to the City of Coppell, Dallas County, Texas as recorded in Volume 90139, Page 2914
of the Plat Records of Dallas County, Texas, and being more particularly described as follows:
BEGINNING at the Southwest corner of Lot 20, Block H. PECAN HOLLOW, said point being
the Northeast right-of-way intersection of Pecan Hollow Drive and Dogwood Trail:
THENCE along the East right-of-way of Dogwood Trail following a curve to the right having a
central angle of 26° 13' 15 ", a radius of 250.00 feet, a chord bearing of North 17° 26' 49" East,
a chord distance of 113.41 feet, and an arc length of 114.41 feet to a point of tangent:
THENCE continuing along the East line of Dogwood Trail, North 30° 33' 27" East, a distance of
66.42 feet to a point for corner, said point being an intersection of the East right-of-way of
Dogwood Trail with the South right-of-way of an alley:
THENCE along the South right-of-way of said alley, following a curve to the left having a central
angle of 02° 51' 58", a radius of 200.00 feet, a chord bearing of South 60° 52' 33" East, a chord
distance of 10.00 feet, and an arc length of 10.00 feet to a point for corner;
THENCE leaving the South right-of-way of said alley, South 30° 33' 27" West, a distance of
66.67 feet to a point of curvature:
THENCE along a curve to the left having a central angle of 25° 55' 05 ", a radius of 240.00 feet,
a chord bearing of South 17~ 35'54" West, a chord distance of 107.64 feet, and an arc length of
108.56 feet to a point for corner. said point being in the North right-of-way of Pecan Hollow
Drive~
THENCE along the North right-of-way of Pecan Hollow Drive following a curve to the right
having a central angle of 2~ 34' 05", a radius of 225.00 feet, a chord bearing of South 87° 06'
40" West. a chord distance of 10.08 feet, and an arc length of 10.08 feet to the POINT OF
BEGINNING and containing 1785.96 square feet or 0.041 acres of land.
