MINUTES
The Coppell Economic Development Committee met at 6:00 p.m. on Wednesday, August 1, 2007 at
Coppell Town Center, 2nd Floor Conference Room, 255 Parkway Boulevard, Coppell, Texas 75019. The
following were present: Bill Rohloff, Gary Roden, Bill Lowery, Bradley Snyder, Kenneth Luttmer, Dornell
Reese, Amanda O’Neal, Eric Hansen, Matt Hall, Mary Ciminelli, Scarlett Hovland, Mindi Hurley, Clay
Phillips and Councilmember Brianna Hinojosa-Flores.
Call to Order

Gary Rohloff called the meeting to order at 6:00 p.m.
Approval of Minutes

It was moved by Larry Kingsbury and seconded by James Pranske that the minutes of the
August 1, 2007 meeting be approved. The motion passed unanimously.
Consideration of a Request by KTR Coppell LLC for a 50% waiver of Roadway Impact and

Building Permit fees for a development of four(4) new speculative office/warehouse buildings
and redevelopment of one office/warehouse building on 79.5 acres, located at the southwest
corner of Freeport Parkway and Bethel Road.

Mindi Hurley updated the committee on the KTR proposed project.

She related information related to the improvements that were proposed to the existing
Minyard’s building and the waiver of Roadway Impact and Building Permit fees.

Discussion followed.

It was moved by Gary Roden that KTR Coppell LLC be offered a 50% waiver of roadway
impact and building permit fees up to $200,000 contingent upon the completion of all
listed improvements. Bill Lowery seconded the motion. The motion carried.
Retail Discussion

Mindi shared that the presenter for the meeting had to cancel.
?
Mindi will continue to recruit retail brokers and developers to attend future meetings to
discuss the potential for retail in Coppell.
?
Mindi asked that the committee members email her with any suggestions of names to
contact.
General Discussion and Update on Commercial and Industrial Projects

Mindi reviewed notes from the previous Coppell Economic Development Foundation
meeting.
?
The property at 635 and Beltline which consists of 17 acres is planned development for
restaurants, retail, and a gas station.
?
Market Street Grocery was approved by Council to be developed north of S. H. 121 on
Denton Tap Road.
?
Point West VII signed 2 leases for their warehouse space.
?
The plans for the City Cemetery continue to move forward. The project time-line is 68
months.
?
Northlake College ground breaking was a big success.
?
Bill Rohloff announced that the newly elected committee members will be attending the
October 3 meeting. Bill thanked committee members, James Pranske and Jason Crawford
for their service and commitment through their years of service.
With no further business to discuss, it was moved by Larry Kingsbury and seconded by Bradley
Snyder that the meeting adjourn. By unanimous vote, the meeting was adjourned at 6:46 p.m.
