AN ORDINANCE OF THE CITY OF COPPELL, TEXAS,
AMENDING THE COMPREHENSIVE ZONING ORDINANCE AND MAP
OF THE CITY OF COPPELL, TEXAS, AS HERETOFORE AMENDED, BY
GRANTING A CHANGE IN ZONING FROM "C" (COMMERCIAL) TO "PD-
MINI-WAREHOUSE" (PLANNED DEVELOPMENT, MINI-WAREHOUSE)
TO ALLOW THE OPERATION OF A MINI-WAREHOUSE FACILITY
WITH ON- PREMISES RESIDENTIAL USE BY MANAGEMENT
PERSONNEL LOCATED ON THE PROPERTY DESCRIBED IN EXHIBIT
"A"; PROVIDING FOR THE APPROVAL OF THE SITE PLAN, ELEVATION
PLAN AND MONUMENT SIGN PLAN ATTACHED HERETO AS
EXHIBITS "B", "C" AND "D", RESPECTIVELY; PROVIDING A REPEALING
CLAUSE; PROVIDING A SEVERABILITY CLAUSE; PROVIDING A
SAVINGS CLAUSE; PROVIDING A PENALTY OF FINE NOT TO EXCEED
THE SUM OF TWO THOUSAND DOLLARS ($2,000.00) FOR EACH
OFFENSE; AND PROVIDING AN EFFECTIVE DATE.
WHEREAS, the City Planning and Zoning Commission and the governing body of
the City of Coppell, Texas, in compliance with the laws of the State of Texas and pursuant
to the Comprehensive Zoning Ordinance of the City of Coppell, have given requisite notices
by publication and otherwise, and after holding due hearings and affording a full and fair
hearing to all property owners generally, and to all persons interested and situated in the
affected area and in .the vicinity thereof, the said governing body is of the opinion that
Zoning Application No. PD-151 should be approved, and in the exercise of legislative
discretion have concluded that the Comprehensive Zoning Ordinance and Map should be
amended.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF COPPELL, TEXAS:
SECTION 1. That the Comprehensive Zoning Ordinance and Map of the City of
Coppell, Texas, duly passed by the governing body of the City of Coppell, Texas, as
heretofore amended, be and the same is hereby amended to grant a change in zoning from
"C" (Commercial) to "PD-Mini-Warehouse" (Planned Development, Mini-Warehouse) to
allow the operation of a mini-warehouse facility with on-premises residential use by

management personnel located on property described in Exhibit A attached hereto and
incorporated herein by reference.
SECTION 2. That the property shall be developed and used only in accordance with
the Site Plan, Exhibit B, Elevation Plan, Exhibit C, Monument Sign Plan, Exhibit D and the
following special conditions for development:
(A) The monument sign shall contain the company name, logo, address, product
or service only;
(B) The owner/developer shall negotiate with TU Electric to obtain a landscape
easement along the west boundary line.
(C) The blue plastic monument sign logo shall be blue in color consisting of Blue
2050 color number.
(D) The orange plastic monument sign logo shall be orange in color consisting of
Orange 2119 color number.
(E) The white plastic monument sign logo shall be white in color consisting of
White 7138 color number.
(F) The plastic for six inch (6") and twelve inch (12") letters on office shall be
white in color consisting of White 7138 color number.
(G) Gold trim shall be used to mount letters to brick on the office and monument
sign.
(H) The mini-warehouse facility and related improvements shall be constructed
of patriot executive brick material.
(I) The mini-warehouse facility and related improvements in quoins shall be

hillstone brick material.
(J) The Pilasters shall be constructed of concrete painted historic tan, sample
number 30YY, 50/176.
(K) The shutters, wood siding and office cupola, trim and louvers shall be painted
historic tan, sample number 30YY, 50/176.
(L) The facia trim on storage buildings shall be painted historic tan, sample
number 30YY, 50/176.
(M) The wrought iron fences and gates on the property shall be black and
maintained in good condition.
(N) The roofing material on pitched roofs for the office and cupola shall be
painted weathered wood.
(O) The storage buildings doors shall be painted forest green.
SECTION 3. That the Site Plan, Elevation Plan, and Monument Sign Plan, attached
hereto as Exhibits "B", "C", and "D", respectively, and made a part hereof for all purposes,
are hereby, approved.
SECTION 4. That the above property shall be used only in the manner and for the
purpose provided for by the Comprehensive Zoning Ordinance of the City of Coppell, as
heretofore amended, and as amended herein.
SECTION 5. That all provisions of the Comprehensive Zoning Ordinance of the City
of Coppell, Texas, in conflict with the provisions of this ordinance be, and the same are
hereby, repealed, and all other provisions not in conflict with the provisions of this
ordinance shall remain in full force and effect.

SECTION 6. That should any sentence, paragraph, subdivision, clause, phrase or
section of this ordinance be adjudged or held to be unconstitutional, illegal or invalid, the
same shall not affect the validity of this ordinance as a whole, or any part or provision
thereof other than the part so decided to be unconstitutional, illegal or invalid, and shall not
affect the validity of the Comprehensive Zoning Ordinance as a whole.
SECTION 7. An offense committed before the effective date of this ordinance is
governed by prior law and the provisions of the Comprehensive Zoning Ordinance,as
amended, in effect when the offense was committed and the former law is continued in
effect for this purpose.
SECTION 8. That any person, firm or corporation violating any of the provisions or
terms of this ordinance shall be subject to the same penalty as provided for in the
Comprehensive Zoning Ordinance of the City of Coppell, as heretofore amended, and upon
conviction shall be punished by a fine not to exceed the sum of Two Thousand Dollars
($2,000.00) for each offense; and each and every day such violation shall continue shall be
deemed to constitute a separate offense.
SECTION 9. That this ordinance shall take effect immediately from and after its
passage and the publication of its caption, as the law and charter in such cases provide.

BEING a tract or parcel of land situated in the Singleton Thompson Survey, Abstract
Number 1443 and the S.A. & M.G. Survey Abstract Number 1442, in the City of Coppell,
Dallas County, Texas, and being a portion of that certain tract of land conveyed to Terra
Corporate Joint Venture, as recorded in Volume 85072, Page 4454, Deed Records, Dallas
County, Texas and being a portion of Riverchase Drive, as recorded in Volume 86090, Page
3507, of said Deed Records, and being more particularly described as follows:
COMMENCING at a 1/2 inch iron rod found for the intersection of the west right-of-way
line of MacArthur Boulevard (100' R.O.W.) with the north right-of-way of a 100 foot St.
Louis & Southwestern Railroad right-of-way.
Thence North 86° 21' 18" West a distance of 709.44 feet with the north line of said St. Louis
& Southwestern Railroad right-of-way, to a 1/2 inch iron rod found in the east right-of-way
line of a 130 foot Dallas Power & Light Company right-of-way as recorded in Volume 4594,
Page 302, of the aforementioned Deed Records;
Thence North 29° 13' 41" East, along said East right-of-way line distance of 957.16 feet to
a point for the POINT OF BEGINNING;
THENCE North 29° 13' 41" East, continuing along said East right-of-way line a distance
of 877.05 feet to a 1/2 inch iron rod found in the aforementioned west right-of-way line of
MacArthur Boulevard, for the point of curvature of a non-tangent curve to the right, having
a central angle of 18' 01' 59", a radius of 765.00 feet, a tangent length of 121.39 feet and
a long chord that bears South 25° 11' 07" East, 239.78 feet;
THENCE an arc distance of 240.77 feet with said curve and said west right-of-way line to
a point for corner;
THENCE South 29° 13' 41" West, leaving the west right-of-way line of said MacArthur
Boulevard, a distance of 737.51 feet to a point for corner;
THENCE North 60° 46' 19" West, a distance of 195.00 feet to the POINT OF
BEGINNING and containing 3.6486 Acres, (158,933 S.F.) of land, more or less.
