BM 1983-05-19 PZMinutes of May 19, 1983 The Planning and Zoning Commission of the City of Coppell met in regular session at 7:30 p.m. on Thursday, May 19, 1983, in the Coppell High School Administration Building. The following members were present: R. W. Smedul, Chairman Geren Burton, Co -Chairman Gary Adams, Commissioner Peyton Weaver, Commissioner Commissioner Frank Pope was not present. Also present was City Secretary Dorothy Timmons. The meeting was -called to order and everyone asked to stand while Commissioner Adams gave the invocation. Following the invocation, Chairman Smedul questioned if all Commissioners had read the minutes of the previous meeting. All indicated they had. Co -Chairman Burton then -;moved that the minutes be approved as submitted; Commissioner Weaver seconded and motion carried 4-0. ITEM N0. 4: Consider approval of preliminary and final plat of Sherwood Park, Section 1, Parkwood, Section 1, and right-of-way dedication for Parkway Blvd. Mr. Glen Hinckley and Mr, Mike Allen, Mr. Mike Gavin and Garland Threadgill were present to discuss this item with the Commission. The first phase of Park - wood would consist of 95 acres of Single Family homes ranging from 1450 to 1900 square feet. The first phase of Sherwood Park would consist of 38 acres of Two Family Attached Dwellings ranging from 1000 to 1200 square feet. All lots would have alley and rear -entry garages. The front would be sodded with a six feet wooden fence in the rear. Construction would consist of 70% masonry with a 5:12 roof pitch. The single family homes would have two car garages; all utilities would be underground. The Parkwood phase would consitt of 4% units per acre with the Sherwood Park phase consisting of 7 units per acre. Construction of the streets and utilities would begin in the summer of 1983 with total build -out time being 3 to 4 years. Total lots in the preliminary plat of Parkwood consist of 432 with Sherwood Park preliminary plat consisting of 264 lots. Parkwood would be built in 3 phases and Sherwood Park would be built in 2 phases. Following discussion on this item, Co -Chairman Burton moved that the preliminary plats of Sherwood Park and Parkwood and the final plat of Section 1 of Sherwood Park and Section 1 of Parkwood along with the right-of-way dedication for Parkway Blvd. b_e accepted subject to all plats meeting the requirements of the City engineers; Commissioner Adams seconded the motion which carried 4-0. Following a brief discussion, Commissioner Weaver then moved that the Planning and Zoning ComrkT'ssion make a contribution to the City of Coppell Park Fund in the name of the Planning and Zoning Board.
