The Planning and Zoning Commission met on August 23, 1976, at 7:30
p. m. , in the meeting room at the First Bank of Coppell to consider a
.— request for final plat approval of Section 2, North Lake Woodlands
Subdivision being eight lots between east Bethel Road and Briarcove
Lane, and Hunters Ridge Road and Leavalley Lane.
The following members were present:
Frank Fitzgerald, Chairman
Wayne Musgrave, Vice -Chairman
Charles Williams
Harvey James
Charles Hitchcock was not present at the meeting. Also present was
City Administrator George Campbell.
The city administrator presented to the commission the subdivision plat
submitted. Fdllowing lengthy discussion concerning building lines and
side yard requirement with representatives of North, Lake Woodlands
(Steve Parsons, and Al Wilkie), motion was made by Charles Williams
and seconded by Wayne Musgrave to approve the plat essentially as
submitted with the corrections and changes recommended by and
acceptable to the city's consulting engineers. A copy of those reccom-
mendations is attached here for reference. Motion carried 3 -IF with
Chairman Fitzgerald opposing.
Charles Williams then made a motion to adjourn the meeting, seconded
by Wayne Musgrave, and motion carried unanimously.
The meeting was adjourned.

North Lake Woodlands
(Second Section)
Dear George:
The final plat and plans of North Lake Woodlands has
been reviewed as requested. The final plat and plans
are in general conformance to the subdivision regulations.
The following requirements will insure the development
in accordance with Coppell's subdivision regulations.
I. Final Plat Review
1. Permanent survey monuments should be set, described
at the termination of all boundary calls and drafted
onto the final plat at all block and lot corners
of the subdivision.
2. The scale of the final plat and the Engineer's
seal should appear on the final plat.
II: Construction Plan Review
1. It is our understanding that the City of Coppell
made exception to their subdivision regulations
to approve the proposed non -curb and gutter, 28
foot wide street section, with a 6" lime stabilized
sub -grade, a 6" Crushed Stone base and 1-1/2"
H.M.A.C. Surface coarse pavement.
2. The plans propose the installation of two
15" R.C.P. culverts. The minimum size for storm
drain culverts should be 18" to prevent stoppages.

Computations should be furnished to insure that
the culvert sizes selected will have adequate
capacities for the designed drainage areas.
The plans should also indicate the size, grade,
and capacity of the channel sections paralleling
Briarcove Lane and Hunter's Ridge Road.
The plans should include details for the "Type
X inlet" proposed at the intersection of Hunter's
Ridge Road and Briarcove Lane.
The plans propose two "Type X inlets" on
Briarcove Lane at station 4 + 60. The plans should
indicate the size pipe, grades, headwalls, etc.
of the drainage pipe connecting the inlets and
discharging into the drainage channel "B -B".
3. The sanitary sewer plans propose a 6 sewer
main at a 0.40% grade. The sewer lines should be
designed to meet Texas State Department of Health
Resources Standards which require a minimum velocity
in sewer mains of 2.0 feet per second. Therefore,
a minimum grade for 6" mains of 0.60% is recommended.
If additional information or clarification is needed,
