PLANNING AND ZONING COMMISSION
Notice is hereby given that the Planning and Zoning Commission of the City of Coppell will
meet in pre -session at 7 p.m., and in regular session at 7:30 p.m., on Thursday, October 17,
1996, in the Coppell Town Center, 255 Parkway Boulevard, Coppell, Texas 75019. The
purpose of the meeting is to consider the following items:

Item 1: Briefing on the Agenda
REGULAR SESSION: 7:30 p.m. (Open to the Public)
Item 2: Call to Order
Item 3: Election of a new Chairman of the Planning and Zoning Commission.
Item 4: Election of a new Vice Chairman of the Planning and Zoning Commission.
Item 5: Approval of Minutes of September 19, 1996.
Item 6: PUBLIC HEARING: To consider the approval of Case No. PD -131R3, The
Estates of Cambridge Manor, zoning change from PD -SF -12 (Planned
Development, Single Family -12) to amend the conditions of the Planned
Development to allow the front building lines on the 10 lots in Phase II be
changed from a minimum of 30' to a minimum of 20'; modify landscaping of
secondary entry, as well as to change the street name from Sterling Hill Lane
to Castle Creek Drive within the Estates of Cambridge Manor, Phase H
subdivision located on the north side of DeForest Road, approximately 1,600
feet east of MacArthur Blvd., at the request of Beamer Development, Inc.
Item 7: To consider the approval of The Estates of Cambridge Manor, Phase H. Final
Plat, to allow the development of ten additional single family -12 lots and the
extension of Castle Creek Drive within the Estates of Cambridge Manor Phase
II subdivision located on the north side of DeForest Road, approximately

2,200 feet east of MacArthur Blvd., at the request of Dowdey, Anderson and
Associates, Inc.
Item 8: PUBLIC HEARING: To consider the approval of Case No. PD -158. Grand
Car Wash and Detail, zoning change from R (Retail) to PD -C (Planned
Development, Commercial), to allow the operation of a carwash, oil change,
automobile detail services, gasoline sales and retail buildings, located at the
southeast corner of MacArthur Blvd. and Riverchase Drive, at the request of
ROFDW Architects.
Item 9: To consider the approval of Magnolia Park. Final Plat, to allow the
development of a 124 -lot residential planned development, located on the west
side of Denton Tap Road, approximately 752. 10 feet south of the future State
Highway 121 Bypass, at the request of Dowdey, Anderson and Associates,
Inc.
Item 10: To consider the approval of a Carter Addition. Phase Two. Preliminarv,^Plat,
to allow the development of a 5 -lot residential subdivision on approximately
13.2534 acres of property located at the southwest corner of Moore Road and
Carter Drive, at the request of Needham, Wright, Laskey Engineers, Inc.
Item 11: General discussion concerning planning and zoning issues
A. Comprehensive Plan
B. Two volunteers re the newly created Citizen Task Force for
Preservation and Enhancement of the Visual Image on High
Profile Corridors group.
