MINUTES OF DECEMBER 1, 2011
BOARD OF ADJUSTMENT
The Board of Adjustment of the City of Coppell met in Regular Session on Thursday, December 1, 2011, at
7:00 p.m. in the First Floor Conference Room of Town Center, 255 Parkway Boulevard, Coppell, Texas. The
following members were present:

Item 1: Call to Order.
Chairperson Perschbacher called the meeting to order at 7:00 p.m.
Item 2: Approval of the May 5, 2011, minutes
Chairperson Perschbacher stated the phrase “Chairperson Perschbacher opened the public hearing”
should be removed from Page 2.
Motion by Vice Chairperson LeGros, second by Board Member Hirschy, to approve the May 5, 2011,
minutes as amended. AYE: LeGros, Ketchum, Hirschy, Troy-Rucker, Perschbacher. NAY: None. The
motion carried 5-0.
Item 3: Public Hearing to consider approval of a special exception from the Final Plat of Magnolia Park
for the property located at 722 Bankers Cottage Lane. Mr. Jeffrey Dodson is requesting a
special exception to allow a wood fence in a side yard adjacent to open space.
Mr. Arellano summarized the request. He referenced the notes of Final Plat of Magnolia Park, one of
which states, “Wood fencing is not allowed in back of side yards along lot lines adjacent to open space
or park land.” As such, Mr. Arellano stated Staff recommends denial of the request.
Jeffrey Dodson, property owner, stated his case and respectfully asked the Board for approval of the
special exception.

Motion by Vice Chairperson LeGros, second by Board Member Ketchum to grant the special exception
from the Final Plat of Magnolia Park for the property located at 722 Bankers Cottage Lane. AYE:
Hirschy, Troy-Rucker. NAY: LeGros, Ketchum, Perschbacher. The motion failed 3-2.
There being no further business, the meeting was adjourned at 8:18 p.m.
