MINUTES OF FEBRUARY 2, 2012
BOARD OF ADJUSTMENT
The Board of Adjustment of the City of Coppell met in Regular Session on Thursday, February 2, 2012, at 7:00
p.m. in the Council Chambers at Town Center, 255 Parkway Boulevard, Coppell, Texas. The following
members were present:

EXECUTIVE SESSION
The Board convened into Executive Session at 7:00 p.m.
REGULAR SESSION
Item 1: Call to Order.
Chairperson Perschbacher called the meeting to order at 7:08 p.m.
Item 2: Approval of the January 5, 2012, minutes.
Motion by Board Member Hirschy second by Vice Chairperson LeGros, to approve the January 5, 2012,
minutes as presented. AYE: LeGros, Ketchum, Hirschy, Robnison, Perschbacher. NAY: None. The
motion carried 5-0.
Item 3: Public Hearing to consider approval of a variance from Section 12-35-2(a)i of the Zoning
Ordinance of the City of Coppell to allow an accessory building (carport) with rear alley access to
encroach into the 20-foot setback by approximately 17-feet for the property located at 227
Woodhurst Drive.
Mr. Arellano summarized the request. He explained the intent of the proposed carport was to protect the
applicant’s personal vehicle from the elements, such as hail. He pointed out he was unable to make a clear
determination regarding the exact location of the rear property line, due to the fact that an accurate survey
plat could not be found in either City records or County records. Mr. Arellano stated Staff recommended denial
of the variance request.

Eligio Betancourt, applicant and property owner, stated his case and respectfully asked the Board for approval
of the proposed variance.
Also speaking on behalf of the applicant was Geri Nelson, 3800 Johnson Drive, Carrollton, Texas. Ms. Nelson,
representative of Deck Masters, provided information regarding the materials and construction of the proposed
carport.
Motion by Vice Chairperson LeGros, second by Board Member Ketchum to approve the variance from Section
12-35-2(a)i of the Zoning Ordinance of the City of Coppell to allow an accessory building (carport) with rear alley
access to encroach into the 20-foot setback by approximately 17-feet for the property located at 227 Woodhurst
Drive. AYE: None. NAY: LeGros, Ketchum, Perschbacher, Hirschy, Robinson. The motion failed 0-5.
There being no further business, the meeting was adjourned at 7:36 p.m.
