BOARD OF ADJUSTMENT
The Board of Adjustment of the City of Coppell met in Regular Session on Thursday, March 1, 2012, at 7:00
p.m., in the Council Chambers at Town Center, 255 Parkway Boulevard, Coppell, Texas. The following
members were present:

REGULAR SESSION
Item 1: Call to Order.
Vice Chairperson LeGros called the meeting to order at 7:00 p.m.
Item 2: Approval of the February 2, 2012, minutes.
Motion by Board Member Ketchum, second by Board Member Robinson, to approve the February 2,
2012, minutes as presented. AYE: Ketchum, Robinson, Gillam, Holmstrup, LeGros. NAY: None. The
motion carried 5-0.
Item 3: Public Hearing to consider approval of a variance from Section 12-35-2.B.2(b)ii of the City of
Coppell Zoning Ordinance to allow the construction of two (2) accessory buildings three-feet (3-
FT) from a side property line that is adjacent to a side street where a fifteen-foot (15-FT) setback
is required for the property located at 902 E. Bethel School Road.
Mr. Arellano summarized the request for a shade structure and arbor at the property in question. He explained
the setback requirements and referenced the section of the ordinance regarding accessory buildings. Mr.
Arellano stated the property is zoned SF-9. He also noted the initial request for the accessory building was
denied on December 9, 2011.

Speaking on behalf of the applicant was Erich Ransleben, Robertson Pools. Mr. Ransleben stated the
constructed by Street Custom Homes at time the home was built. He noted that measurements of the
survey vary, and that the proposed shade structure is critical for the enjoyment of the pool.
Steve Mobley, 313 Dunlin, spoke in favor of the request.
Karyn Rogers, property owner, explained that she has been living in her home at 902 E. Bethel School
Road for twenty (20) years. Ms. Rogers stated that because of the heat from the sun, the proposed
structures are critical to the enjoyment of her pool for her family, especially her grandchildren.
Motion by Board Member Ketchum, second by Board Member Robinson, to approve the variance from Section
12-35-2.B.2(b)ii of the City of Coppell Zoning Ordinance to allow the construction of two (2) accessory buildings
three-feet (3-FT) from a side property line that is adjacent to a side street where a fifteen-foot (15-FT) setback is
required for the property located at 902 E. Bethel School Road. AYE: None. NAY: Ketchum, Robinson, Gillam,
Holmstrup, LeGros. The motion failed 0-5.
There being no further business, the meeting was adjourned at 7:45 p.m.
