BA 2000-03-02 BOAITEM 1: ITEM 2: ITEM 3: ITEM 4: AGENDA CITY OF COPPELL BOARD OF ADJUSTMENT 7:30 P.M. - MARCH 2, 2000 CITY COUNCIL CHAMBERS 255 PARKWAY BLVD. Call to Order - 7:30 p.m. Approval of Minutes from the December 2, 1999 Meeting. Public Hearing to consider a request for a special exception from Sections 31-6-3 and 31- 6-34 of the City' s Zoning Ordinance, to reduce the number of parking spaces from the required parking to 281 parking spaces, for the property located at 600 S. Royal Lane, Suite 200. Mr. Michael L. Lemay is requesting the special exception, on behalf of Mannatech Corp., to eliminate the need to lease additional parking spaces from Derse Exhibits, Inc. Public Hearing to consider requests for variances and special exceptions, as follows, from the City's Zoning Ordinance, for the Coppell Crossing Addition, Lot 4, Block 1, and Lot 5, Block 1, as requested by Mr. David Cannon, Architect: 1. Section 34-1-8: Reduction of the landscape requirements, per the applicant's plans; 2. Section 23-3-1(A): Variance to eliminate the designation of"front yard" for the south and east sides of Lot 5, thereby removing the required 60-ft. building setback requirements; 3. Section 23-3-1(C): Variance to locate the building on Lot 5 ten feet from the west property line, in lieu of the required 20-ft. rear yard setback; 4. Section 34-1-8(B)(3): Special exception to allow three parking spaces in a row on a parking island, as opposed to the City's requirement that no less that there be no less than 5 parking spaces in a row where there's a parking island; 5. Section 33-1(6) and 23-3-1: Variance to allow for the placement ofa dumpster and the required 6-ft. screening wall, as well as allowing trash pick-up activities, to be within the 30-ft. building setback on the west side of Lot 4; 6. Section 41-3-3(D): Special exception to reduce the number of parking spaces required for Lot 4; 7. Section 29: Variance to the Sign Ordinance; and 8. Section 41-3-2: a. Variance regarding Staff' s comments that the overall square footage of the buildings has increased since the initial concept stage; b. Variance to allow a sidewalk to be located over a drainage/sanitary sewer easement on the south side of the building on Lot 4; c. Variance to locate a dumpster on Lot 2 for utilization by the building on Lot 5. ITEM 5: Other Business. ADJOURNMENT.
