AN ORDINANCE OF THE CITY OF COPPELL, TEXAS,
ABANDONING A 20 FOOT DRAINAGE EASEMENT, LOCATED
ON LOT 20 AND LOT 21, BLOCK B OF THE FIFTH SECTION,
NORTH LAKE WOODLANDS AS DESCRIBED IN EXHIBITS "A"
AND "B" ATTACHED HERETO, IN FAVOR OF THE ABUTTING
PROPERTY OWNERS: PROVIDING THAT SUCH
ABANDONMENT SHALL BE IN EXCHANGE FOR THE
DEDICATION OF A DRAINAGE EASEMENT ON LOT 20 AND
LOT 21, BLOCK B OF THE FIFTH SECTION, NORTH LAKE
WOODLANDS: PROVIDING THAT SUCH ABANDONMENT
SHALL BE IN THE INTEREST WHICH THE CITY MAY
LEGALLY AND LAWFULLY ABANDON: PROVIDING THAT
SAID ORDINANCE SHALL CONSTITUTE A QUITCLAIM DEED
THAT MAY BE RECORDED WITH THE COUNTY CLERK OF
DALLAS COUNTY TEXAS; AND PROVIDING AN EFFECTIVE
DATE.

SECTION 3. That the abandonment provided for herein shall extend only to
the public right, title and interest which the City of Coppell, Texas, may have in and to
said drainage easement, and shall be construed to extend only to such interests that the
governing body of the City of Coppell, Texas, may legally and lawfully abandon.
SECTION 4. That this ordinance shall become effective from and after its
passage as the law and charter in such case provide.

DRAINAGE EASEMENT ABANDONMENT
Being ali of a 20 feet drainage easement situated in the Edward A. Crow Survey,
Abstract Number 301, and also being a portion of Lot 20 and Lot 21, Block B of
Fifth Section, North Lake Woodlands, an addition to the City of Coppell, Dallas
County, Texas as recorded in Volume 78238, page 2025, Deed Records of
Dallas County, Texas; being more particularly described as follows:
BEGINNING at the most northwesterly corner of Lot 20 in said Fifth Section
addition, said point also being a common corner with Lot 21 in said Fifth Section
addition, and said point also lying in the eastern right-of-way of Meadowcreek
Road (a 50 feet right-of-way);
THENCE along the common line of said Lot 20 and said Meadowcreek Road
through a curve to the right having a radius of 125.00 feet, a central angle of
6000'55", whose chord beam North 34°43'27" East, a chord length of 13.12 feet,
through an arc length of 13.12 feet to a point for corner,
THENCE South 14056'50" East, leaving said common line of said Lot 20 and said
Meadowcreek Road, a distance of 34.94 feet to a point for corner;
THENCE South 40022'26" East a distance of 63.75 feet to a point for corner;
THENCE South 9°11'55" East a distance of 39.56 feet to a point for corner, said
point lying in the west boundary of a 20' sanitary sewer easement as described in
Volume 68079, page 102, Deed Records, Dallas County, Texas;
THENCE South 19°25'24" West along the common line of said 20 feet sanitary
sewer easement and said 20 feet drainage easement, a distance of 41.75 feet to
a point for corner;
THENCE North 9°11'55" West leaving said common line of said 20 feet sanitary
sewer easement and said 20 feet drainage easement, a distance of 70.63 feet to
a point for corner;
THENCE North 40°22'26" West a distance of 62.69 feet to a point for corner;
THENCE North 14056'50" West a distance of 20.36 feet to a point for corner, said
point being in the common line between said Lot 21 and said Meadowcreek
Road, said point also being the beginning of a nontangent curve to the right;
