AN ORDINANCE OF THE CITY OF C'OPPELL, TEXAS, AMENDING THE
COMPREHENSIVE ZONING ORDINANCE OF THE CITY OF COPPELL, TEXAS, AS
HERETOFORE AMENDED, SO AS TO CHANGE THE ZONING ON THE HEREINAFTER
DESCRIBED PROPERTY TO THE NEW ZONING CLASSIFICATION HEREIN STATED:
PROVIDING A REPEALING CLAUSE; PROVIDING A SEVERABILITY CLAUSE:
PROVIDING PENALTIES FOR VIOLATION OF THIS ORDINANCE NOT TO EXCEED
THE SUM OF TWO HUNDRED DOLLARS ($200.00) FOR EACH OFFENSE: AND
DECLARING AN EFFECTIVE DATE.
WHEREAS, the City Zoning Commission and the C~overning Body or the City of
Coppert, Texas, in compliance with the laws of the State or Texas with reference to
the granting of zoning changes under the zonin~ ordinance and zoning map, have given
requisite notices by pubBeat}on 8nO otherwise, and after he]cling due hesrin~s and
affording a full and fair hearing to all proDertV owners generally, the said Governing
Body is of the opininn that said change of zonjn~ which is on aDp]icat}on of win{am
G. Thompson, Trustee should be granted and the ~'omprebensive Zoning Ordinance of
the City of Coppert should be amended h. the exercise of its legislative discretion:
NOW, THEREFOI~E, BE IT ORDAINED BY TIlE CITY COUNCIL OF TI4E CITV
OF COPPELL, TEXAS:
SECTION 1. That the Comprehensive Zoning Ordinance of the City of Coppe]],
Texas, be and the same is hereby amended by amending the Zoning Map of the City
of Coppe]], so as to give the hereinafter described property the following zoning district
clsssifieation:
Change from its present zoning classification to "I-l" Light Industrial District
Classification, said property being described as follows:
Being a certain lot, tract or parcel of land situated in the Mcginnev and Williams
Survey, Abstract No. ]054, Dallas County, Texas, and being more particularly described
as follows:
BEGINNING at the intersection of the East right-of-way line of the J. E. Cosby tract,
a 39 acre parcel of land, with the No.th right-of-way line of the St. Louis and
Wouthwestern Railroad, 100 feet in width;
THENCE South 75 dog. 57' West along the said North right-of-way line of the St.
Louis and Southwestern Bailroad a distance of ]605 feet to a point in'the centerline
of a tributary of Grapevine Creek:
THENCE departing said St. Louis and Southwestern Railroad right-of-way in a Northerly
dirction along the meanders of said tributary of Grapevine Creek a distance of
approximately 1080 feet to a point in the proposed North right-of-wav line of Bethel
Road Extension;
THENCE North 48 deg. 39' East a distance of 70 feet to a point;
THENCE along the proposed North right-of-way line of the Bethel Road Extension the
following:
South 4] deg. 2]' East a distance of 182 feet to a point of curvature
of a curve to the ]eft with a central angle of 52 deg. 30' and a radius
of 585 feet;
Easterly with said curve to the ]~t't a distance of 568.06 feet to the
point of tangency of said curve;
THENCE North 86 deg. 09' East a distance of 8]5 feet to a point in the East line of
said J. R. Cosby tract;
THENCE South 0 deg. 09' 34" along the East line of said J. R. Cosby tract a distance
of 315 feet to the POINT OF BEGINNING:
Containing ]7.1 acres of land, more or less.
SECTION 2. That all ordinances of the City in eonfllct with the provision or
this ordinance be, and the same are hereby, repealed and all other ordinances of the
City not in conflict with the provisions of this ordinance shall ~emain in frill force
add effect.
SECTION 3. That the above described property shah be use~ only in the
manner and for the purposes provided for in the Comprehensive Zoning C},dinance of
the City, as amended herein by the granting of this zoning classification.
SECTION 4. That should any paragraph, sentence, subdivision, clause, phrsse
or section of this ordinance be adjudged or held to be unconstitutional, illegal or
invalid, the same shs]l not affect the validity of this ordinance ms a whole or anv psrt
or provision thereof other than the part so decided to be invalid, i]]ega] or
unconstitut{ons] Bud shah not affect the validity of the Comprehensive Zon{n~
as a whole.
SEC~ON 5. That 8ny person, f{rm or corporation violst}ng an~ of the provisions
or terms of this ordinance shs]] be subject To the ssme peDalt~ as provided for }n the
Comprehensive Zoning Ordinance of the Cit~, 8s heretofore a~ended, 8nd
convict{on shall be punished by fine not to exceed the su~ of two hundred
($200.00) for each offense, and that each dsy such v~olation shah coDtinue to exist
shall constitute a separate offense.
