Oracle Engineering 7012 Lindsley Avenue Dallas, Texas 75223 RE: Bethel Road Manor Addition, Sanitary Sewer Construction Plan Review Comments Dear Mr. Kostial: The City of Coppell has reviewed the plans for the referenced development and fined them to be in general compliance, with the exception of the following minor items: Sewer Plan 1. Make sure that you have appropriate separation between water and sewer; you may need to encase the sewer line. The contractor should expose the water line first to make sure there is proper clearance. We will require a set of As-builts/record drawings that include the water and sewer installation once the job is complete. Once these minor changes have been made, please submit revised copies for the City Engineer's stamp. The City of Coppell requires three sets of final construction plans for its use; your office should submit as many additional sets for stamping as is necessary for construction operations. All contractors and subcontractors onsite must have a copy of the plans approved by the City of Coppell along with a copy of the City's standard construction details. All fees must be paid prior to release of this project for construction. The City charges a 2% inspection fee for all private construction outside the building's footprint. This includes dirt work, paving. storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all installations in the public right-of-way or easement, the City charges a 4% fee. A check for inspection fees made to the City of Coppell should be submitted to this office along with the Construction Development Permit Application and a copy of the Construction Site Notice. For your convenience, a spreadsheet is attached to the permit application for use in calculating the inspection fees. A copy of the contract(s) should be attached for verification purposes.
