Gonzalez & Schneeberg Engineers & Surveyors, Inc. 660 North Central Expressway, Suite 250 Piano, TX 75074 RE: Denton Creek @ Sandy Lake Addition, Lot 1 Block A 2nd Plan Review Comments The City of Coppell has reviewed the referenced plans and has the following comments to offer: General I. Be sure to check that the information presented on the plans is consistent on all pages. Erosion Control Plan 2. Provide permanent erosion control in the swale. GradiD!! Plan 3. By placing a wall along the driveway, more water is directed onto the adjacent property to the northwest. We will not allow runoff to collect onto adjacent properties. Water and Waste Water Plan 4. Install a cleanout at the property line for the sanitary sewer service. 5. Show the future vault for the office building. Indicate the area where it will be installed. Traffic Control Plan 6. Traffic control plan will need to be submitted by the contractor 48 hours prior to construction. Reference the traffic control plan to the site and adjust conditions accordingly. There may be additional comments written on the plans that need to be addressed. The plans will be approved once these changes have been made. The City of Coppell requires three sets of final construction plans for its use; your office should submit as many additional sets for stamping as is necessary for construction operations. All fees must be paid prior to release of this project for construction. The City charges a 2% inspection fee' for all private construction outside the building's footprint. This includes dirt work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all installations in the public right-of-way or easement, the City charges a 4% fee. A check for inspection fees made to the City of Coppell should be submitted to this office with the Construction Development Permit Application (attached) and a copy of the Construction Site Notice. For your convenience, Page 3 of the permit application is a spreadsheet for use in calculating the inspection fees. A copy of the contract(s) should be attached for verification purposes.
