(Planned Development-240 Revision 2-Highway Commercial), to attach a Detail Site Plan to
allow the development of a 8,1 OO-square-foot retail center on 1.624 acres of property located
at the northwest corner of S.H. 121 and Denton Tap Road at the request of Realty Capital,
being represented by Don Harrelson, Baird Hampton Brown Engineers.

1. A property owner's agreement is required for maintenance of drainage, pavement.
2. Grading and drainage plans will be further evaluated during the engineering plan review.
3. Place the double check and meter in a vault in the 20'X20' easement. The fire hydrant should come
off of the private fire line. The FDC should be within 50' of the fire hydrant on the same side of the
fire lane.

1. A property owner's agreement is required for maintenance of drainage, pavement.
2. Show the intersection of Highland Dr. and Denton Tap on the plat.
3. Remove the 20' X 50' easement on the plat.
4. Show Coppell Greens 25' HOA drainage easement.
5. Label the drainage easement as private and include a note "to be maintained by property owners."
6. Additional easements will be required if the fire line is going to be required to be looped.
