ST0003-CS090406 Page 1 of 2 Keith Marvin - Devonshire HOA Entrance @ Halifax Dr/Coppell Rd From:   "Tracy Crawford" <coppellcrawfords@verizon.net> To:   <kmarvin@ci.coppell.tx.us> Date:   4/6/2009 7:29 AM Subject:   Devonshire HOA Entrance @ Halifax Dr/Coppell Rd CC:"'Tonja Kachner'" <tkachner@principal-mgmt.com>, "Chris Cameron"    <cbcamero@gmail.com>, "Ferons, J David (Dave)" <dferons@avaya.com>, "Lisa Woody" <lisawoody@verizon.net>, "Vondel Kremeier" <lkremeier@hotmail.com>   Keith,   Thank you very much for meeting with me, Chris Cameron, and Dave Ferons this past Saturday morning.  We greatly anticipate the completion of another great road project in Coppell.    Regarding changes to our HOA entrance matching new sidewalk or short cast-in-place walls, I am transmitting this summary of our discussion.  Also present at the meeting were the city's inspector, Albert Samaniego, and a Tiseo representative.    SOUTH SIDE:  You have our permission to do the following from the brick screening wall toward the streets: 1.Remove all existing landscaping and stones.        2.Remove all existing lighting fixtures.        3.Cap the irrigation line to a point to the east where it does not interfere with your finish out work.         Remove irrigation  within the expected cut area. 4.Grade the slope from the toe of the wall footer to the back of sidewalk.        5.Replace area with grass.          MEDIAN:  You have our permission to do the following: 1.Remove the Yaupon shrubs at the median nose, retaining the crepe myrtle and nandinas.        2.Re-grade the median nose making a less steep grade between the back of curbs.          NORTH SIDE:  You have our permission to do the following from the brick screening wall toward the streets: 1.Remove all existing landscaping and stones.        2.Remove all existing lighting fixtures.        3.Cap the irrigation line to a point to the east where it does not interfere with your finish out work.        Remove irrigation  within the expected cut area. 4.Design the cast-in-place wall to minimize height and providing a stable slope from the back of wall to        the toe of the wall. 5.Replace area with grass.          We discussed that the timing of this work would begin in about two weeks or on or about April 18.   During our meeting we also discussed the a new maintenance area for our HOA to the west of our brick screening wall to the back of curb for Coppell Rd from Halifax Dr south to the end of our HOA.  We confirmed to you our understanding of responsibility to maintain this area.  You referred to the ordinance stating how many feet from the property line one would be responsible.  Please forward that portion of the ordinance for our records.   We stated that we do not plan to irrigate this new maintenance area.  To irrigate this new area would require a file://C:\Documents and Settings\radloo\Local Settings\Temp\XPgrpwise\49D9AF50City_...8/20/2009 Page 2 of 2 substantial investment from the HOA not limited to new irrigation lines, heads and controllers, and higher water consumption.    If you have questions or clarifications, please feel free to contact me at 817-371-5235.   Thanks for your attention and support,   Jason Crawford Devonshire HOA, President file://C:\Documents and Settings\radloo\Local Settings\Temp\XPgrpwise\49D9AF50City_...8/20/2009
