Construction Plan Review Comments
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
Plat-
The 24 ft. by 20 ft. drainage easement is na longer needed. The 14 ft. drainage easement should be
extended to the west property line.
2. Show the limits of the inset.
Grading Plan
3. Is the concrete flume still needed on the northwest corner of the property?
4. It appears the concrete Swale has been removed. It should be removed from the plan and profile.
Paving Plan -
5, The paving notes shotiv a 7" fire lane and the legend shows a 6". If you are requesting a variance an
the sub-grade, you must submit a Ietter for approval with the geotechnical report.
Storm Drain Plan and Profile -
b, Show the water crossing at the junction box on the storm drain profile.
7. Show proposed water line and sanitary sewer on storm drain plan.
Utility Plan and Profile -
8. Show storm drain on utility plan.
9. Lighten the tree layer and clean up the utility plan to make it easier to read.
10. Show the water crossing an the profile.
There may be additional comments throughout the plans that need attention as well. Please make the
necessary changes and submit these marked-up plans and two sets of revised plans to the City for
