That the Asbury Manor Home Owners Association, hereinafter called Grantor, in
consideration of the sum of $10.00 and other good and valuable consideration in hand
paid by the City of Coppell, Texas, hereinafter called Grantee, the receipt of which is
hereby acknowledged, has quitclaimed, and by these presents does quitclaim unto said
Grantor, all of its right, title and interest in and to the real property described in Exhibit
"A" which is attached and incorporated herein to Grantee.
To have and to hold all of its right, title and interest in and to the within described
property and premises unto the said Grantee, its successors and assigns forever, so that
neither it nor its successors or assigns shall have, clai-~~ or demand any right or title to the
aforesaid property, premises or appurtenances or any part thereof.

LEGAL DESCRIPTION
BEING 0.174 acres of land located in Block 1, ASBURY MANOR, an addition to
the City of Coppell, Dallas County, Texas, according to the plat recorded in
Volume 97230, Page 18 of the Deed Records of Dallas County, Texas, and
being the limits of the outside top edge of a rock lined channel that is constructed
within the area designated as Drainage and Utility Easement on said plat, and
also being a portion of Common Open Space No. 3, Access/Utility and Hike &
Bike Easement as shown on said plat. Said 0.174 acres being more particularly
described by metes and bounds as follows:
BEGINNING at a point at Southeast corner of Lot 1 of said Block 1, ASBURY
MANOR Addition;
THENCE along the Northwest edge of an existing rock drainage channel lining
as follows:
1. N 26° 18' 26" E 2.07 feet to a point;
2. N 49° 51' 22" E 23.57 feet to a point;
3. N 45° 01' 14" E 21.98 feet to a point;
4. N 35° 27' 30" E 26.28 feet to a point;
5. N 27° 21' 02" E 58.89 feet to a point in the South
right-of-way line of Westminster Way (a 50 foot wide public right-
of-way);
THENCE N 89° 43' 48" E 66.11 feet, along the South right-of-way
line of said Westminster Way to a point on the South edge of an
existing rock drainage channel lining;
THENCE along the Southeast edge of said existing rock drainage channel lining
as follows:
1. S 22° 30' 34" E 7.98 feet to a point;
2. S 31 ° 01' 12" W 75.66 feet to a point;
3. SOUTHWESTERLY 59.67 feet, along a curve to the
right having a radius of 73.23 feet, a central angle of 46°41'32", and
a chord bearing S 53° 26' 39" W 58.04 feet, to a point in the South
boundary line of said Block 1;
THENCE N 89° 50' 21" W 60.34 feet, along the South boundary
line of said Block 1, to the POINT OF BEGINNING, containing
