Plan Review Cumrnents
"I'he City of Coppell has reviewed the referenced plans and has the following comments
to offer:
Erosion Control Plan
1. Provide permanent erosion control for Swale on the east side of the property
Paving Plan
2. Refer to the City of Coppell details(2130 and 2140) for the median nose and left
turn lane.
3. The left turn lane will be lime stabilized. (Standard detail 2025)
4. The lire lane should be lime stabilized, if you would like a variance, submit a
letter along with the geotechnical report supporting an alternative method. We
typically allow an inch thicker with 4000 psi concrete on compacted sub-grade.
In this case you show 7" paving which would be acceptable.
Cradin~ and Drainage Plan
ti. All lines shall be RCP.
6. Provide permanent erosion control for Swale, (sod, hydromulch, etc.)
Water and Waste Water Plan
7. Tie in points where street is cut will need plates bolted down.
8. A site specific traffic control plan wiil need to be provided Isom the contractor 48
hours prior to closing any lanes.
9. Add valves on either side of the fire hydrants.
Miscellaneous
10. Easements will need to be revised on the plat.
11. Remove all the standard detail pages Crum the plan set. Refer to the City of
Coppell standard details. The contractor must have a copy of the standard details
onsite at all times.

There may be additional comments written on the plans that need to be addressed. The
plans will be approved once these changes have been made. The City of Coppell requires
three sets of final construction plans for its use; your office should submit as many
additional sets for stamping as is necessary for construction operations.. All contractors
and subcontractors onsite must have a copy of the plans approved by the City of Coppell
along with a copy of the City's standard construction details.
All fees must be paid prior to release of this project for construction. The City charges a
2% inspection fee for all private construction outside the building's footprint. This
includes dirt work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that
are private. For all installations in the public right-of--way or easement, the City charges
a 4% fee.
A check for inspection fees made to the City of Coppell should be submitted to this office
with the Construction Development Permit Application and a copy of the Construction
Site Notice. For your convenience, Page 3 of the permit application is a spreadsheet for
use in calculating the inspection fees. A copy of the contract(s) should be attached for
verification purposes.
