RE: Metrocrest Church at Riverview Plan Review Comments

Dear Mr. Garza,
Attached you will find 2 sets of revised plans for the Metrocrest Community Church and the
City's markups of our first submittal set.
Below I have listed the comments from your review letter dated September 9, 2009 and have
added our response in italics.
Erosion Control Plan
1. Provide permanent erosion control for Swale on the east side of the property. Note
was added referencing the landscape plan that was been included as the last page of
our revised plan set. This plan calls, for re-vegetation of the area in question.
Paving Plan
2. Refer to the City of Coppell details (2130 and 2140) for the median nose and left turn
lane. Note has been added in the plan view as requested
3. The left turn lane will be lime stabilized. (Standard detai12025) Note has been added
just above the legend as requested
4. The fire lane should be lime stabilized, if you would like a variance, submit a letter
along with the geotechnical report supporting an alternative method. We typically
allow an inch thicker with 4000 psi concrete on compacted sub-grade. In this case
you show 7" paving which would be acceptable. Geotechnical Engineer was to
provide the requested letter. Please let us know if you have not received it.
Grading and Draina a Plan
5. All lines shall be RCP. Plans have been revised throughout to call for RCP.

6. Provide permanent erosion control for swale, (sod, hydromulch, etc.) Note was added

Water and Waste Water Plan
7. Tie in points where street is cut will need plates bolted down. Note was added in the
plan view us requested
8. A site specific traffic control plan will need to be provided from the contractor 48
hours prior to closing any lanes. Note was added to Sheet C9, as requested
9. Add valves on either side of the fire hydrants. Per an a-mail clarifrcation, one 8-inch
main line valve has been added just south of the western fire hydrant lead We
believe that this addresses the comments from the a-mail.
Miscellaneous
l0. Easements will need to be revised on the plat. All easements have been revised
l l . Remove all the standard detail pages from the plan set. Refer to the City of Coppell
standard details. The contractor must have a copy of the standard details onsite at all
times. Standard Details have been removed and a note addressing this issue has
been added to the cover sheet of this plan set.
