Please find attached the responses to the July 27, 2009 City review comments:
1. Label the cover sheet to match the plat name.
Response: Both Coversheet and plat match names.
2. Include the Engineering firm's ID number on the plans.
Response: GreenbergFarrow's ID number has been provided on the Coversheet.
3. Remove the contact information for Scott Latta and Ken Griffin. You can include the storm, sewer, and water utilities
and use "Engineering Department" as the contact.
Response: The Coversheet contact information as been revised to read as specified.
4. Provide the corrected plat.
Response: The old plat has been replaced with the correct one.
5. Remove the general notes sheet from the plans, they do not match the City of Coppell's. Include the City's
general notes or reference the City of Coppell Standard Construction Details, unless they are site specific.
Response: GreenbergFarrow's general notes and details have been replaced with the City of Coppell's general notes
and details. Several Greenberg Farrow site specific details were left on the detail sheet.
6. Remove the details sheet. Reference our details. The contractor must have a copy of our details onsite at all times.
Response: See response #5. A note has been added on the Site plan for the Contractor to keep a copy of the City of
Coppell's details at all times.
7. Include inlet protection on the erosion control plan.
Response: Inlet protection has been added to all inlets on or near the site.
8. See the City of Coppell standard details for paving.
Response: City of Coppell's paving details have been referenced on the Paving plan.
9. Who is building the sidewalk along Denton Tap and SH 121? It should be a 5' sidewalk and should be shown on
the paving plan.
Response: The sidewalk along Denton Tap and SH 121 is included in Rosa's Cafe scope of work. Site and Paving
plans have been revised to show sidewalk as part of this construction.

1d. Reference the City of Coppell standard details for the stamped concrete.
Response: The paving plan has been revised to reference the City of Coppell's standard details for stamped
concrete.
11. Coordinate with Lot 9, they have indicated on their plans that they will be constructing the decel lane on SH 121
and the driveway access off of SH 121.
Response: Per contract negotiations with the Developer and Rosa's Cafe, Rosa's Cafe will install the decel lane along
121. The lane will be permitted by the Developer.
12. The drainage plan does not appear to be the latest plan. Coordinate with Lot 9 and resubmit.
Response: Drainage plan has been coordinated with the Developer's Engineer.
13. Show the offsite drainage areas, coordinate with Lot 9.
Response: No offsite drainage is draining to Rosa's Cafe. Offsite drainage is draining to a curb inlet located on
Denton Tap.
14. Submit plans to TXDOT for approval of drainage system. Provide the City of Coppell a copy of the approval letter
from TXDOT.
Response: Plans have been submitted to TXDOT for review and approval. Upon approval, a copy of the TXDOT
approval letter will be sent to the City of Coppell.
15. Will you need irrigation?
Response: An Irrigation plan has been included with the Building/Architectural plans. No longer part of the Civil
drawings set per City of Coppell.
16. Show storm drain profiles to include the utility crossings.
Response: Storm drain profiles have been provided and shown on Sheet C 6.1.
17. Make sure you tie into the City of Coppell's sanitary sewer, not into Lewisville's 27" line in that area.
Response: Rosa's Cafe sanitary sewer line is connecting to a manhole and 10" sanitary sewer line provided by the
Developer.
