Correct the acreage to reflect the overall acreage of the concept plan area (16.123 acres?). Specify acreage in Coppell and in Grapevine. 2. Correct the title of the sheet (left side) to Concept Plan (instead of Site Plan) 3. It is my understanding that the detail site plan for the 40,000 square foot building has been approved in the City of Grapevine.. please specify as such. 4. Add a notes: " "This is an illustrative plan and Detail Site Plan and Replat approval is required prior to development". " All buildings within the City of Coppell will be Architecturally compatible and will utilize same materials and colors. 5. Delete the rendering of the hotel from this sheet. 6. If mutual access is desired to SH 121 this would be an appropriate time to illustrate it. It may be established as part of the replat and via a separate instrument off-site. 7. Verify the scale of the drawing. SITE PLAN 1. Refer to check list for Site Plan requirements: a. Provide complete information in a Site Data Table; b. Add zoning on surrounding properties; c. Dimension distance between driveways; d. Etc. 2. Rectify the inconsistencies in the width of the fire lane. Standard width in the city of Coppell is 24'. 3. Verify parking spaces as provided and shown in the counts (i.e. eastern side of building shows a count of 4 but there are actually 7 spaces, and on the north side of the building 7 spaces are noted but there area actually 10) . 4. Will the one dumpster be adequate for this use? Add a note that this dumpster will be screened with solid brick screening wall to match the face brick of the building and that the gates will remain closed at all times. 5. Revise all references from Light Industrial District to Highway Commercial district, as HC will be the base zoning for this Planned Development District (PD-242-HC). 6. Revise Legend to ONLY include those symbols used on this sheet. 7. Delete 20 x 20 easement for Pole Sign, only a 60 square foot, externally lit monument sign is permitted. a. Submit details of monument sign, if proposed, including size, color, materials, etc. The sign must be setback 15' from the. street R.O.W. and 75 feet from abutting property lines. 8. Dimension the entire length and width of building. 9. Change the sheet name (left side) to Detail Site Plan 10. In the Title Block delete the word "NOTE" 11. Indicate with a shade pattern the existing paving for the 30' wide access easement. 12. Delete the random "existing road" and parking counts from south of this property. 13. Enlarge the image of the landscape plan to be consistent with the site plan and correct the scale accordingly. 3. Perimeter Landscaping: a. Within the perimeter landscaping, one 3" caliper overstory tree is required per 50 linear foot. A total of 25 trees are required. - b. Minimum 10' wide landscape buffer areas are required adjacent to property lines and 15' along public rights-of-way. Driveway openings may be netted out of this calculation. c. Verify eastern property line in relation to existing trees (refer to attached aerial photograph). d. The Landscape Buffer along the east property line is only 5', however this can be a PD condition (exception to the ordinance) if the required trees are provided and the shortage of landscaped area is provided elsewhere on the site. 4. Revise plant materials to include only those on the plant palette contained within the Landscape Ordinance. 5. All required trees must be 3" caliper at the time of planting. 6. Select evergreen plant materials around the outdoor patio area which will provide screening year around. 7. Rectify inconsistencies between the Landscape Data Table and Plant Legend. 8. Revise the Landscaping Data Table to reflect accurate number of trees required and provided. 9. Revise Legend to ONLY include those symbols used on this sheet or delete from this sheet. 10. Graphically indicate, on a separate sheet where the 16,807 square feet of non-vehicular landscaping is being provided. Neither the perimeter nor interior (parking lot) landscaping can be used to fulfill this non-vehicular landscape requirement. 11. Question for Engineering -Sidewalks? FLOOR PLAN 1. Add square footage of amenity/common areas to assure compliance with Sec. 12-30-18 of the Zoning Ordinance, also attached for reference. ELEVATIONS 1. Provide details on all attached signage, including size, color, font, size of logo, etc. to assure compliance with the Sign Ordinance. 2. In the event that a monument sign is desired, provide details on this sheet. 3. Provide a color board.
