Kadleck & Associates 555 Republic Dr. Suite 115 Plano, TX 75074 RE: Red Hawk Plan Review Comments The City of Coppell has reviewed the referenced plans and has the following comments to offer: Plat 1. Make sure there are visibility triangles at the entrance to the subdivision and the intersection of Bethel School and Denton Tap Rd. 2. Is the 100 yr flood line shown as the ultimate? If it is not the 100 yr existing then it should not be shown on the plat because we will then have to enforce the flood plain ordinance. A drainage easement will be needed on the back side of the wall for the 100 yr conveyance. 3. Provide 10'X10' corner clips for ADA ramps. 4. Sidewalk should be constructed along Bethel School, Denton Tap Rd. and Common area 1X. The sidewalk along common area 1X should either be in an easement or responsibility of the HOA. Grading Plan 5. Provide an engineered plan for the retaining walls. Paving Plan 6. Place the sidewalk along Bethel School Road on the street side of the screening wall. 7. Show the typical section on each sheet. 8. Show the profile for Blackburn Dr. 9. Check the spacing for driveway access on lot 3 of Devon Dr. with the 10' inlet. 10. Check the spacing for driveway access on Washington Ct. with the 10' inlet. 11. Sidewalk should be built on Common Area Lot 1X. The sidewalk along Denton Tap should be built in the city right of way, if it crosses over onto private property we will need a sidewalk easement. 12. Why is the typical section half lay-down and half standard curb? 13. Sidewalk should be built on Common Area Lot 1 X. The sidewalk along Denton Tap should be built in the city right of way, if it crosses over onto private property we will need a sidewalk easement. 13. Why is the typical section half lay-down and half standard curb? 14. Show the saw-cut, remove and replace of driveways along Denton Tap Rd on the paving plans. 15. The concrete emergency driveway access to the commercial property Lot 27 Block A. should be installed at this time as directed by the Fire Marshal. Drainage Plan 16. Proposed inlets should not block driveways to lots. 17. We believe inlet 12 will not be efficient in the location shown. 18. Stop the rock rip rap on the east side of the concrete pilot channel. Show the profile of the concrete pilot channel and west of it. Water and Waste Water Plan 19. The water connection should be done by dry bore. 20. Make the tie in of the sewer line more legible; review the plans for the sewer on Bethel School Rd. Plans SS94-02. 21. You may have some bends on the sanitary sewer line along Devon Dr. to eliminate some manholes. Minimum radius of 350'. 22. Move the manhole at station 7+66.39 to 9+66.39. 23. See the comments in red regarding the fire hydrants per the fire marshal. Details 24. Provide a detail for the lay-down curb. 25. Show the crown height for the typical section. There may be additional comments written on the plans that need to be addressed. Once the necessary corrections have been made, please return this marked-up set and two sets of revised plans to the City for review.
