Box 478 Coppell, Texas 75019 214-462-0022 April 5, 1995 Lot 4, Block A Burch Addition (proposed office building for Dr. Frank Stitch) Project # SS 94-02 Dear Mr. Heslip: This letter is written to verify that during conversations with Wes Burch and Frank Stich the City of Coppell Engineering Department has committed to allow the construction of an office building over the top of the existing sanitary sewer line on Lot 4, Block A Burch Addition. However, the City did request that prior to the construction, Dr. Stich locate the sanitary sewer line to insure that any foundation work, piers, etc., not be in conflict with the existing sanitary sewer line. The reasoning behind the City allowing the construction over the existing sanitary sewer line is that the City currently has a project, #SS 94-02, under design which will replace the existing sanitary sewer. The new sewer line will go across the front and north side of Lot 4 intersecting the existing sewer line at the rear of the common line between Lots 3 and 4 (see attached sketch). The timetable to staff construction, if all goes according to schedule, is June 26, 1995. Weather permitting, it is anticipated that it will take approximately 6 to 8 weeks to install the new sewer line across the front and north side of Lot 4. At that time, the existing sewer line along the rear of Lot 4 will be taken out of service and capped at both ends. During my conversations with Dr. Stich, I have also stated that when Lot 4 is final platted he will be required to dedicate an easement across the front and north side of the property so that the City will have a corridor to install the new sanitary sewer line. During the final platting of Lot 4, the City will allow the abandonment of the existing sanitary sewer easement so that there will not be a future conflict with the building being constructed within a sewer line easement. I hope this letter has adequately addressed the City's position on allowing the construction of an office building within the existing sanitary sewer easement.
