Re City Comments
Please find attached the responses to the September 14, 2009 City review comments:
1. Provide a legible copy of the plat.
Response: Included
2. You do not need to include a copy of our general notes, it's wasted paper and space.
Response: Removed from Set.
3. The contractor must have a copy of our details onsite at all times, which includes our general notes. You
can just refer to our Standard Details.
Response: Noted
4. Provide protection for the inlet on Denton Tap Rd. where the sidewalk will be built. Also provide protection
for the existing grate inlet that you are proposing to tie into.
Response: Provided see Erosion Control Plan
5. The sidewalk along Denton Tap Rd. adjacent to Lot 9 is 6' wide and is placed at the back of curb. You
should tie into this and follow the same width. If you would prefer to have a 5' sidewalk it should be 1' off
the back of the property line. This sidewalk may cause a conflict with the inlet along Denton Tap Rd
Response: Sidewalk has been revised to be 1' off property line. Sidewalk was routed around the existing
inlet.
6. The engineer for lot 9 is submitting plans for the decal lane to TXDOT; if Rosa's is responsible for it, the
plans to TXDOT should be coming from your firm. Is the contractor doing your site the same one doing Lot
9? If so, there will be less confusion. We want to make sure that everybody is on the same page when it
comes to the decal lane and the mutual driveway.
Response: Lot 9 will be doing the decal lane.
7. Lot 9's contractor is planning on using an alternative sub-grade for paving for their site; if you plan on using
the same alternative method or a different method you must submit a lime waiver variance letter requesting
an alternative method along with a copy of the geotechnical report.
Response: Sub-grade will be per City of Coppell specs.
8. Include the 30' of 18" RCP in the profile.
Response: Included
9. Provided the City of Coppell a copy of the approval letter from TXDOT.
Response: Will be provided by Lot 9 Engineer.
10. Include the drainage structure adjacent to the driveway on SH 121.
Response: We have no data on the structure to be able to put on our drawing. Structure is included
with TXDOT information from Lot 9 Engineer.
11. What is the elevation of the area inlet and the grate inlet along the swale? It appears the sidewalk will be in
this swale, please review and revise- the sidewalk cannot be in a hole.
Response: Per our discussion, the sidewalk will remain as approved by TXDOT.
12. Will you need an irrigation meter?
Response: Irrigation meter has been included on the utility plan.
13. According to the Fire Marshall, your fire riser room is further south, therefore your FDC and fire line need
to be shown in the correct location and the FDC must be a min 4" and the Fire line must be a min 6"
Response: Plans have been revised. See utility sheet.
