North Gateway 9-CS090618Preliminary plan review comments for North Gateway Center Northwest Corner of SH 121 and Denton Tap City of Coppell June 18, 2009 I do have a major problem and some minor one. My major problem is the existence of an TxDOT drainage structure just to the west of driveway, this will create a major safety issue for driveways. When I was talking back in Apri109 with Mr. Don Harrelson, P.E. he recommends to extend the existing TxDOT box culvert and cover the ditch. However your plan didn't talk above important issue. Now my minor comments; • Plan Sheet C-4 1. Show ROW line 2. We need to have 50' minimum stacking distance. Show stacking distance on plan 3. Do we have side walk? • Plan Sheet C-6 & C-8 1. Show match line. • Plan Sheet C-10 & C-11 1. Where this sheet is referring to? Show match line. If location is within TxDOT ROW show TxDOT ROW. You may use a similar to your plan sheet C-1 for sheet references • Plan Sheet C-14; 1. Change width of sidewalk on your note 6 from 4' to 5' 2. Add stop bar and stop sign for drivers leaving the property to W.B. SH 121 service road. 3. Add ONE WAY sign to far side of service road for driveway exiting the property 4. Add detail of joint connecting new paving (deceleration lane/driveway) to paving structure of existing SH 121 service road. Please next to your detail add a note that read "Drill holes with a coring type bit. No impact drills are allowed (they tend to fracture the adjacent pavement). Blow holes clean and coat with approved epoxy (or other approved method). Insert one-half of the 36-inch long 3/a-inch tie bars into the existing pavement 36" O.C., 18 inches from the ends" • Plan sheet C-15; 1. Show plan profile of proposed 42"RCP. Show detail of connection between existing and proposed 42" RCP, the connection must be sealed and have concrete collar. I am recommend you try to co connect to the back of inlet box which is simpler. 2. Show two tables for water coming to each inlet before and after development. Post development drainage can not exceed preconstruction, or you need justify our inlets are adequate. Please use TxDOT joint).
