Construction Plan Review Comments
Dear Mr. Evans:
1~he City of Coppell has reviewed the plans for the referenced development and has the
following comments to offer:
1. We will need something for our files for the drainage and grading easement for the
property to the east.
?. ]s there a requirement for ADA crossing the 30' driveway from the parking lot, (ramps,
crosswalk, etc.)'? You will need to provide safe access for pedestrians.
3. What is the drainage area and capacity for the system you are tying into? Show the
existing easements for the v~rye inlet on the north east corner.
4. Establish permanent erosion control for proposed grading Swale.
5. Label the curb cut and grouted rock rip rap on the southeast corner of the parking lot, see
sheet C3.2.
6. Is there a 6" curb on the east side of the parking lot?
The City of Coppell requires three sets of final construction plans for its use; your office
should submit as many additional sets for stamping as is necessary for construction
operations. All contractors and subcontractors onsite must have a copy of the plans approved
by the City of Coppell along with a copy of the City's standard construction details.
All fees must be paid prior to release of this project for construction. The City charges a 2%
inspection fee for all private construction outside the building's footprint. This includes dirt
~~-ork, paving, stone drains, water lines, sewer lines, drainage pipes, etc. that are private. For
all installations in the public right-of--way or easement, the City charges a 4°ro fee.

A check for inspection fees made to the City of Coppell should be submitted to this off ce
along with the Construction Development Permit Application and a copy of the Construction
Site Notice. For your convenience a spreadsheet is attached to the permit application for your
use in calculating the inspection fees. A copy of the contract(s) should be attached for
verification purposes. If you have any questions, please contact me at your convenience.
