RE: Availability of City Utilities in the vicinity of Freeport Parkway
Dear Mr. Nelson:
This letter is in response to your inquiry regarding the availability of City utilities for the parcel
contained in the legal description below:
A 11.77 acre tract of land situated in the City of Coppell, Dallas, County, Texas being
located in the Cordelia Bowen Survey, Abstract Number 56, the Joel Wilson Survey,
Abstract Number 1555 and the James A. Simmons Survey, Abstract Number 1296, and
being a part of a tract of land described as Tract 1 (Tract XIII) of Exhibit A to Catellus Land
and Development Corporation as recorded in Volume 2003257, Page 3287, (D.R.D.C.T.).
This land is sandwiched between Gateway Business Center Building One identified as 1225
Freeport Parkway and the Avaya Office Building.
To the best of my knowledge the utilities are as follows:
WATER:
There is a 12" water line in Freeport Parkway, a 12" water line in Fritz Drive, a 12" water line in
Airline Drive, a 12" water line in Wrangler Drive and a 16" water line in Dividend Drive.
SANITARY SEWER:
There is a 12" sewer line in Freeport Parkway and an 8" sewer line in Fritz Drive.
The City of Coppell will permit connection to these lines by the adjacent property owners/developers
upon payment of appropriate connection fees. As always in the development of the property, the
engineer should determine whether the existing utilities available to the site are adequate to service
this site or if additional pumping and/or storage facilities are necessary for fire protection. If you
