Rolling Oaks MC-CS090630 (2)(12I7I2009) Ken Griffin -Fwd: Rolling Oaks/Restland TDLR curbramp violations From: Brad Reid To: Ken Griffin; Michael Garza Date: 6/30/2009 4:56 PM Subject: Fwd: Rolling Oaks/Restland TDLR curbramp violations This issue was brought up at the last project meeting. The story told by Fain (and Baxter) is that Fain installed the ADA ramps per the city standard. The ADA reviewer flagged each ramp as not in compliance due to the width of the truncated dome paving. Any help you can provide? Thanks. Brad »> "Ken Baxter" <kbaxterC~jstarchitects.com> 6/30/2009 4:11 PM »> Jason, Could you provide a cost proposal for the removal and replace of the curb ramps due to the non compliant observations as called for within the Architectural Barriers TAS Site Report for both the cemetery and funeral home projects. We would like to compare cost between submitting for multiple variance packages and replacement cost. It's going to take some time and effort for JST to review, provide a written description, fill out forms, attach drwgs./photos/ etc. for each of the variance packages which will generate reimbursable costs. We understand in speaking with the RAS the TDLR is going to require that each ramp be submitted as a separate non-compliant condition. If this is the case each condition submitted will generate a $175.00 non refundable fee to the TDLR. With thirteen or more ramps at stake it may be more cost and time effective to remove and replace the ramps in lieu of processing the variances and receiving a negative response. In the mean time we are reviewing the variance process and ramp conditions with the TDLR. Let us know if you have any questions. Thanks, Ken Baxter Senior Project Manager J. Stuart Todd, Inc.
