Matt,
We would prefer not to have the language that is added "until the
subject tract is developed........" We would prefer this be a permanent
easement document that is signed by the current owner. We will not file
this with the county at this time, we will keep 2 originals in our file
for the future development. Eventually, an easement will have to be
filed for drainage due to the fact that the future owner will have to
pick up this drainage somehow.

Gentleman:
This easement is for the proposed storm sewer and associated ditch
across the commercial tract situated between Arbor Manors and Sandy
Lake. Our goal is to have the easement automatically abandon once the
site develops as commercial. I have taken a stab at the language but

Coppell, Texas
Mr. Ardinger:
It is our intention to hold the 20' drainage easements in our files and not record it unless it is necessary
to protect the Arbor Manors addition's right to drain through Tract A.1 to the south right-of-way line of
Sandy Lake Road.
However if the easement is filed, then please accept this letter as assurance that the 20' drainage
easement filed for record with the county will be released by the City of Coppell once the drainage plans
and Final Plat for the commercial site have been prepared and are approved by the staff and City Council
respectively.
The developer of the commercial tract will be required to prepare drainage plans for the commercial
tract that capture and re-routed the storm drainage from Arbor Manors through the site and prepare a
Final Plat that will provide drainage easements for their proposed on-site storm sewer in order to
receive a building permit.
