Ken,
It is possible that all you need is a metes and bounds description of the area that lies between the two lots,
excluding the Hike & Bike trail. If so, that would not require a survey, and would be much cheaper. Let me know.

The city has worked with the HOA on taking over the concrete portion of a channel that is south of
Westminister Way and east of Coppell Road (see attached PDF). I need a metes and bounds
description with an exhibit so we can prepare the legal documents to take over the concrete part
of the channel.
