Attached are two copies of the civil plans for this project revised per your markup plans
and comment letter. I am also returning the markup set of plans.
The following address the comments and markups:
Plat
1. Visibility triangles were added.
2. A drainage easement was added to the rear of the lots backing to the channel.
3. A note was added indicating the maintenance responsibility of the drainage
easement along the channel was the responsibility of the individual lot owners
that the easement crosses.
4. Sidewalk corner clip easements were added at the appropriate locations.
5. A sidewalk is to be constructed along Denton Tap Road and Bethel School Road
adjacent to the residential lots being developed. An easement was added to the
plat for the sidewalk along Denton Tap. No sidewalk will be built along
Common Area 1X within the development in accordance with the approved PD
conditions.
Grading Plan
6. The owner is to provide the structural design of the retaining walls, separate of
these plans.
Paving Plan
7. The sidewalk along Bethel School is located within the right of way.
8. Typical sections were added to all paving sheets.
9. A profile was added for Blackburn Drive entry.
10. The driveway locations and inlet placement were checked and adjustments were

made to ensure they would fit.
11. See No. 10.
12. See No. 5
13. The standard curb is being used along the area where there is no lot abutting the
right of way and the laydown curb is being placed where there are lots adjacent
to the right of way.
14. The removal of the existing driveways on Denton Tap was added to the paving
plans. It had already been shown on the grading plan.
15. The drive approach to the emergency access and the firelane pavement through
Lot 27, Block A and connecting to the existing fire lane on the adjacent property
will be built with these plans. The drive approach width of 12 feet was agreed to
during the zoning/preliminary platting process.
Drainage Plan
16. See No. 10.
17. The crown will be maintained on Devon Drive through the intersection, therefore
the water will flow to the inlet.
18. The rock rip rap was deleted from the west side of the pilot and the existing pilot
was added to the profiles.
Water and Wastewater Plan
19. A notation regarding the bore for the water line was added.
20. The sewer connection was revised based on field information and discussions
with you.
21. The sanitary sewer lines were revised to allow some curvature and relocation of
manholes.
22. The manhole was moved.
23. The fire hydrants were relocated as requested.
Details
24. A detail for the laydown curb was added.
25. The crown height was added to the typical sections.
