Denton Tap Rd.       Carol   As always, I enjoyed our conversation today.  I have evaluated the parcel of land at the northwest corner of Denton Tap Road and Bethel Road (799 S. Denton Tap Rd.) in regard to floodplain and floodway.  My review shows that 11.07 acres of the property is within a 500 year floodplain, 100 year floodplain or a floodway.   Development within a 500 year floodplain is not regulated by the City so there will be no problem there.  About 0.97 acres is in the 500 year floodplain.   The remaining 10.10 acres (11.07 - 0.97) is in the 100 year floodplain or the floodway.  The City does not allow any development within the floodplain without a detailed technical study showing the impacts of the development on upstream and downstream property. We also do not allow development in the floodplain if the development results in any increase in the floodplain elevation.      The bigger problem on this tract of land is that 8.45 acres of the 10.10 acres is in the floodway.  It is difficult, if not at times impossible, to reclaim land from a floodway without having any impact on the floodplain elevation.  While a detailed study may show that you can reclaim the 1.65 acres (10.10 - 8.45) that are in the 100 year floodplain, it's my opinion that very little of the remaining 8.45 acres in the floodway could be reclaimed for development.    Hopefully this information is helpful.  If should have any additional questions please contact me at your convenience.   Ken Griffin P.
