ST0501-ES100122T H E • C 1 T Y • O F C OPPELL January 22, 2010 Orlando and Phyllis Evans 592 Lake Forest Drive Coppell TX 75019 RE: Deforest Road Reconstruction ST 05 -01 Parcel 3(a) & (b) — Sidewalk Easement Offer Letter Dear Mr. and Mrs. Evans: The City of Coppell is in the process of finalizing the design for the reconstruction of Deforest Road from MacArthur Boulevard to Windsor Estates. This project will consist of removing the current asphalt roadway, constructing a 27 ft. wide concrete street with improved drainage, constructing 5 ft. wide sidewalk along both sides of the street, and installing traffic signals at the intersection of Deforest Road and MacArthur Boulevard. In order to construct approved ADA accessible curb ramps at the intersections along this project, the city is approaching adjacent property owners and requesting dedication of a sidewalk easement across the corner of those lots where the ramp would extend beyond the city right -of -way. I am including a page from the design plans that shows your lot, the proposed sidewalk, and the encroachment onto your property that requires the easement dedication. Parcel 3(a) and (b) are two (2) 10 ft. x 10 ft. corner clips located at the northeast and northwest corners of your lot near the intersection of Deforest Rd and Lake Forest Drive. Corner clips are normally required at street intersections where pedestrian improvements such as sidewalks and access ramps are constructed. According to the Dallas County Appraisal District, the value of each 10 ft. x 10 ft. corner clip is approximately $363.00 at $7.26 per square feet. The city is offering a set amount of $500.00 for all corner clips, a total of $1,000.00. This letter constitutes an offer from the City of Coppell for acquisition of the easements as follows: Parcel 3 (a) and (b) Acquisition of Two (2) Sidewalk Easements (corner clips) $1,000.00 Construction is anticipated to begin in the 3rd or 4th quarter of 2010, and the city needs to acquire the easement as soon as possible. That in consideration of the benefits above set out, Grantee will remove from the easement strip, such fences, buildings and other obstructions as may be found upon said property. After construction has been completed or after any entry for repairs or maintenance, GRANTEE shall, except for removed obstructions, return the surface area of the easement strip to its original condition as nearly as practical taking into consideration the nature of the work being performed.
