This can be used by the appraiser in determining the value of the property. Hopefully, this will help you get a better price from the owner. • On the Tate Property, I have located the well and I don't think it will be wise to leave it in place. It will be located in the ROW, near to the driveway, and the top of it will need to be raised 4 -6 feet due to the fill. Then you have the issue of having a private well on public property and granting access for maintenance and use. While this can be done, it is not ideal. Additionally, the above ground apparatus that is located in the adjacent building will need to be relocated as the building will not be able to stay. With all of this, it would probably be easier and more cost effective to either hook them up to city water or provide them with a new well. We can probably find a well service company that could give you a price for this. I know that the owner told you he did not want to connect to the city service, but you might be able to work out a package that includes so much water per month at reduced or no cost for a set amount of time. I am not sure if this would be allowed under Coppell's rules, but could be an option over putting in a new well. With regards to the parking issue on that property, we should be able to layout some parking for them similar to the property down the road. • On the Anderson Property, we have looked at our cost for including their property in the models, and we think it is somewhere in the $3000 -$4000 range. It is hard to break it out, but that would be reasonable. Also, I have estimated that the amount of fill on that property to be about 5000 CY and we use $10 to $12 per yard for our current prices. That would put it in the $50,000 to $60,000 range to include it with the construction of Freeport. think this addresses all of the issues we discussed last week, but if you have any questions, please don't hesitate to ask.
