The firm of has been retained by the City of Coppell to
handle the Right of Way Acquisition Process for the widening of: Sandy Lake Road
from South Coppell Road to Denton Tap Road.
In acquiring a portion of your property located at 101 Cottonwoodfor the County,
Teague Nall and Perkins follows a definite procedure for determining value of the land
needed and for handling personal negotiations with each owner.
We believe at this stage of the purchase process it is mutually beneficial to confirm that
based on our value determination, that the City of Coppell is authorized to offer you

for your property. This amount is the total amount of just compensation for
your property, as determined by the policy of the City of Coppell, less oil, gas and
sulphur. Except for any utility easements that will be handled separately by the City, you
will be responsible for negotiating with any other parties who may own an interest in the
land or improvements.

If you are not willing to accept this offer, you may submit a written request for
administrative settlement/counteroffer, setting forth a counteroffer amount and the basis

from the date of this letter.

Please note that your right to submit an administrative settlement shall be forfeited if

such a settlement request is not received within the day time deadline. In the event
the condition of the property changes for any reason, the City shall have the right to
withdraw this offer.
The City will pay for all expenses eligible for reimbursement which may include (1)
recording fees, transfer fees and similar expenses incidental to conveying the real
property to the City and (2) penalty costs for prepayment of any preexisting recorded
mortgage entered into in good faith encumbering the real property. Voluntary
unnecessary expenses or expenses incurred in clearing questionable title will not be
eligible for reimbursement.

RE: Right-of-Way Acquisition for Widening of Sandy Lake Road, ST 99-02B
Dear Mr. and Mrs. Pier:
Our firm, Teague Nall and Perkins, has been retained by the City of Coppell to prepare plans for
the expansion of Sandy Lake Road from Denton Tap to South Coppell Road. The proposed
Sandy Lake Road expansion involves the reconstruction of a two lane roadway to a four land
roadway with a center median. The construction will generally consist of concrete pavement,
curb and gutter, storm sewer, traffic signs, and markings.
The widening of Sandy Lake Road will require a small amount of additional right-of-way. We are
assisting the City in the acquisition of this additional right-of-way. Our records indicate that you
own property, a portion at which is affected by the proposed construction of this project.
The City of Coppell is committed to a fair and equitable process designed to ensure that
individual property rights are honored and that all owners receive just compensation for any
property needed for the project. Included with this letter is a copy of the “Property Owners Bill of
Rights” that explains your rights under this process.
As a part of determining fair and equitable compensation, the City of Coppell is using the Dallas
Central Appraisal District records to establish value for your property.
We look forward to preparing and presenting an offer to you that will allow us to proceed with
