The firm of has been retained by the City of Coppell to handle the Right of Way
Acquisition Process for the widening of: Sandy Lake Road from North Coppell Road to Denton Tap
Road.
In acquiring a portion of your property located at 100 Cottonwoodfor the City, Teague Nall and Perkins
follows a definite procedure for determining value of the land needed and for handling personal
negotiations with each owner.
We believe at this stage of the purchase process it is mutually beneficial to confirm that based on our
$62,821.00
value determination, that the City of Coppell is authorized to offer you for your property. This
amount is the total amount of just compensation for your property, as determined by the policy of the City
of Coppell, less oil, gas and sulphur. Except for any utility easements that will be handled separately by
the City, you will be responsible for negotiating with any other parties who may own an interest in the land
or improvements.

If you are not willing to accept this offer, you may submit a written request for administrative
settlement/counteroffer, setting forth a counteroffer amount and the basis for such amount.
In the event the condition of the property changes for any reason, the City shall have the right to withdraw
this offer.
The City will pay for all expenses eligible for reimbursement which may include (1) recording fees,
transfer fees and similar expenses incidental to conveying the real property to the City and (2) penalty
costs for prepayment of any preexisting recorded mortgage entered into in good faith encumbering the
real property. Voluntary unnecessary expenses or expenses incurred in clearing questionable title will not
be eligible for reimbursement.
