THAT the term Grantor used herein shall be construed in the singular or plural
number as such term respectively represents one or more than one person.
THAT, MOBIL OIL CORPORATION, A NEW YORK CORPORATION, known herein
as GRANTOR, in consideration of the sum of Ten and no/100 Dollars ($10.00) and other good
and valuable consideration in hand paid by City of Coppell, Texas, receipt of which is hereby
acknowledged, does by these presents grant, bargain, sell and convey unto City of Coppell,
Texas, ("GRANTEE"), such rights as it has to the free and uninterrupted use, liberty and
privilege of passage in, along, upon and across the following described property owned by
Grantor, subject to matters of record and prior encumbrances of title (the "easement strip") for
the purpose of constructing and maintaining an underground sanitary sewer system across
Grantor's main tract with the right and privilege at all reasonable times, of the GRANTEE
herein, its agents, employees, workmen and representatives having ingress, egress, and regress
in, along, upon and across said premises (the "easement strip") for the limited purpose of
making additions to, improvements on and repairs to said sanitary sewer system or any part
thereof.
Said easement strip being described in Exhibits "A" and "B" attached hereto and made
a part hereof for all purposes.
That in consideration of the benefits above set out, Grantee will remove from the
easement strip, such fences, as may be found upon said property. After construction of the
underground sanitary sewer system has been completed or after any entry for repairs or
maintenance, GRANTEE shall, except for removed obstructions, return the surface area of the
easement strip to its original condition as nearly as practical taking into consideration the nature
of the work being performed. GRANTORS reserve the right to use and maintain the surface
of the easement strip for purposes which will not unreasonably interfere with GRANTEE'S
rights hereby granted and agree that upon completion of the underground facility and restoration
of the surface, GRANTEE shall not be obligated for future maintenance and upkeep of the
surface area. GRANTEE shall indemnify, defend and hold harmless GRANTOR for any
damages, losses or injuries caused by the negligence of GRANTEE, its employees, agents,
contractors or invitee in the use, construction and maintenance of the underground sanitary sewer
system.
TO HAVE AND TO HOLD unto the City of Coppell, Texas, its successors or assigns
for the purposes aforesaid, the premises above described.

BEING a tract of land situated in the McKINNEY AND WILLIAMS SURVEY, ABSTRACT
NO. 1054, Dallas County, Texas, and being part of a called 0.784 acre tract
of land described in deed to Mobil Oil Corporation, as recorded in Volume
84106, Page 3442, Deed Records, Dallas County, Texas, and being more
particularly described as follows:
BEGINNING at a 1/2" diameter iron rod set at the intersection of the East
line of Denton Tap Road.(a 100 foot right-of-way) and the Northeast line of
Belt Line Road (a variable width right-of-way), said iron rod also being at
the Southwest corner of said Mobil Oil Corporation tract;
THENCE North 00 degrees 12 minutes 15 seconds East, 175.00 feet, with the
said East line of Denton Tap Road, to a 1/2" diameter iron rod set at the
Northwest corner of said Mobil Oil Corporation tract, said iron rod also
being at the most Westerly Southwest corner of a tract of land described in
deed to World Wide Companies, Inc., as recorded in Volume 94049, Page 3714,
Deed Records, Dallas County, Texas;
THENCE South 89 degrees 47 minutes 45 seconds East, 20.00 feet, with the most
Westerly South line of said World Wide Companies, Inc. tract, to a 1/2"
diameter iron rod set;
THENCE South 00 seconds 12 minutes 15 seconds West, 179.62 feet to a 1/2"
diameter iron rod set in the said Northeast line of Belt Line Road;
THENCE North 76 degrees 47 minutes 45 seconds West, 20.53 feet, with the said
Northeast line of Belt Line Road, to the PLACE OF BEGINNING and containing
3,546 square feet (0.0814 acre) of land, more or less.

CORPORATION held at 150 East 42nd Street, New York, N.Y, on the 25th day of June,
1987, at which meeting a quorum was present and assented to its passage, the following
Resolution was adopted:
RESOLVED, that effective July 1, 1987, the Treasurer, the
Controller, the Senior Assistant Controller, the Assistant
Treasurers, the Assistant Controllers, and each of them, be and
they hereby are authorized to execute, acknowledge, and deliver
any and all instruments in the name and on behalf of this
Corporation, including, without limiting the generality of the
foregoing, deeds conveying real estate, with the same force and
effect as if specific authority were granted by this Board in
each particular instance; and the Secretary or a Senior
