Gonzalez & Schneeberg Engineers & Surveyors, Inc. 660 North Central Expressway, Suite 250 Plano, TX 75074 RE: Barnes at Riverview Plan Review Comments (1 st submittal) The City of Coppell has reviewed the referenced plans and they are approved with the following comments addressed: Water and Waste Water Plan 1. Minimum slope of an 8" sanitary sewer line should be .34 %. 2. Do not tie in the domestic service and irrigation off of the fire hydrant lead. We will require an additional tap. 3. The water meters should be either in the City ROW or in a utility easement and include a double check. 4. Are you proposing to add the connecting driveway to the church? It would be ideal to extend the water line now on the church site under the pavement rather than later. (Sheet C7). There may be additional handwritten comments on the plans that need to be addressed. The plans will be approved once all these changes have been made. The City of Coppell requires three sets of final construction plans for its use; your office should submit as many additional sets for stamping as is necessary for construction operations. All contractors and subcontractors onsite must have a copy of the plans approved by the City of Coppell along with a copy of the City's standard construction details. Inspection fees must be paid prior to release of this project for construction. The City charges a 2% inspection fee for all private construction outside the building's footprint. This includes dirt work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all installations in the public right -of -way or easement, the City charges a 4% fee. A check for the inspection fees made to the City of Coppell should be submitted to this office with the Construction Development Permit Application and a copy of the Construction Site Notice. For your convenience, Page 3 of the permit application is a spreadsheet for use in calculating the inspection fees.
