It is recommended that the Planned Development District
be revised to request approval for both Phase 1 and
Phase 2 (future building) assuming that landscaping and
parking for both buildings are being provided with the
initial construction, and the elevations of the second
building will be the same as the first. Comments below
reflecting this scenario.

SITE PLAN REVISIONS
1. The perimeter landscape buffer along Riverview
Drive is required to be 15 feet wide.
2. Dimension the landscape buffer along Sandy
Lake Road. Given the requested 17' deep parking spaces
adjacent to this buffer, the minimum width is required to
be 17'. (15' + 2' overhang)
3. Re -label the future building as Phase 2.
4. No monument sign is being shown. If no sign is
desired, then a note stating that needs to be added. If a
sign is desired, the location, size, materials, font color,
etc., will be required to be submitted at this time.
5. Label the existing subdivision sign and the
proposed easement, as noted on the plat.
6. Dimension the separation between the
buildings.
7. Dimension all buffer yards
8. Revise the (by separate instrument) note on the
15' Utility Easement, to include the actual filing
information.
9. If approval for the shaved ice (restaurant) is
desired at this time, then include the specific location
within the building, maximum square footage, floor plan
and hours of operation of this use. The proposed sign
should also be included on the elevation sheet.
10. What is proposed for the existing wood fence
perpendicular to Riverview Drive, adjacent to the existing
single family. If this is to be retained as the required
fencing between these two uses, then it need to be noted
as such in the PD Conditions.
Submit copy of shared dumpster agreement.
SHEET L1
§ This sheet can be eliminated, as long as the
existing tree is noted as such on the Landscape Plan and
the WALL PLAN, ELEVATION and LANDSCAPE
BUFFER SECTION are added to Sheet L3.

5. Correct and verify Non - vehicular landscape
calculations. Non - vehicular landscaping is net of what is
being provided for required perimeter and parking lot
landscaping. NVL is calculated as follows: 43,560 -
9,624 = 33,936 x .15 = 5,090 square feet of landscaping
required which is in addition to the other two levels of
landscaping, 50% of which is required to be provided in
the front yard.
6. Verify tree counts, provided and required.
Include existing tree to be preserved in the overall tree
count.
SHEET PZ 2.0
1. NORTH ELEVATION:
a. Correct the spelling of Sandy Lake.
b. Add a note that there will only be one sign on
this elevation.
C. In the event that the restaurant is to be
established, then include proposed signage, to be in
accordance with the Sign Ordinance. Will the individually
mounted channel be bronze to match the proposed signs
on the EAST ELEVATION?
2. Are the attached signs to be internally
illuminated?
3. Correct the spelling of maximum on EAST
ELEVATION
4. The EAST and WEST labels on the elevations
are reversed.
