In oraer to lnstail the sewer line, the City will need a 20 foot permanent easement along the east
side of your property adjacent to Denton Tap Road. Your cooperation in working with the City
to provide the permanent easement would be greatly appreciated and will expedite the actual
construction of the project.
Included with this letter, I have provided a copy of the permanent easement. Also, included is
a copy of the construction plans showing the general location of the easement in relationship to
your property and Denton Tap Road. The easement should be signed, notarized and returned
to the City of Coppell Engineering Department. The Engineering Department has a notary on
staff that will be happy to notarize this document for you.
If you should have any questions concerning the installation of this sewer line or the timing of

Dear Mr. Wagner:
The City of Coppell is curremly in the process of obtaining permanem easements for the
construction of a sewer line that will provide improved sewer service for southwest Coppell.
In order to install the sewer line, the City will need a 20 foot permanent easement along the east
side of your property adjacent to Denton Tap Road. Your cooperation in workin~ with the City
to provide the permanent easement would be greatly appreciated and will expedite the actual
construction of the project.

20 FOOT WIDE SANITARY SEWER EASEMENT
COPPELL, TEXAS
BEING a tract of land situated in the J. A. SIMMONS SURVEY, ABSTRACT NO.
1296, Dallas County, Texas, and being part of a called 37.02 acre tract of
land described in deed to Baptist Foundation of Texas, as recorded in Volume
67199, Page 0785, Deed Records, Dallas County, Texas, and being more
particularly described as follows:
BEGINNING at a 1/2" diameter iron rod set at the intersection of the West
line of Denton Tap Road (a 100 foot right-of-way at this point) and the
Northwest line of the St. Louis & Southwestern Railroad (a 100 foot right-of-
way), said iron rod also being at the Southeast corner of said Baptist
Foundation of Texas tract;
THENCE South 75 degrees 13 minutes 20 seconds West, 20.70 feet, with the said
Northwest line of Railroad, to a 1/2" diameter iron rod set;
THENCE North O0 degrees 09 minutes 34 seconds East, 1155.92 feet to a 1/2"
diameter iron rod set;
THENCE North 14 degrees 50 minutes 26 seconds West, 57.96 feet to a 1/2"
diameter iron rod set in the South line of Bethel Road (a 50 foot right-of-
way);
THENCE South 89 degrees 50 minutes 26 seconds East, 35.00 feet, with the said
South line of Bethel Road, to a 1/2" diameter iron rod set in the said West
line of Denton Tap Road;
THENCE South 00 degrees 09 minutes 34 seconds West, 1206.57 feet, with the
said West line of Denton Tap Road, to the PLACE OF BEGINNING and containing
246,605 square feet (0.5648 acre) of land, more or less.
