We have reviewed the above referenced zoning request and have the
following comments and concerns that need to be addressed and
documents provided:
Approval letter from Federal Emergency Management Agency,
Letter of Map Revision (LOMR) be furnished to City (final
plat item).
Any agreements (including Denton Tap Road Improvement)
be reviewed by staff and any item(s) in said contracts
related to this project be addressed.
The portion of Denton Tap Road adjacent to this property
needs to be improved as per Coppell's Thoroughfare Plan,
this roadway is P6D (Principal 6 Lane Divided). This is
due to the property being contiguous to Denton Tap and
the fact that the proposed zoning will generate traffic
on that road. Pro rata of an approximate $250 per foot
would normally be received.
Please note that it is our understanding that the entire Vista
Ridge development has been platted with the City of Lewisville and
we have asked for documents on that from Mr. Phil Deaton with
Carter & Burgess. Likewise, we have requested construction
drawings and flood insurance program compliance documentation.
