During the course of that meeting, I stated that I would be approaching you to obtain an easement on the east side of your property so that the City can construct another sewer line that will service property north of your property. Included with this letter is a copy of the legal description for the easement. Also, included is a copy of the construction plans showing the general location of the easement in relationship to your property and Denton Tap Road. This project is currently under bid, therefore, any help the City could have to expedite the execution of the easement would be greatly appreciated. Also, during the course of our conversation, we talked about future utilization of your property and the fact that because a portion of it is in the floodplain it would need to be reclaimed prior to development. You asked me to provide you names of various consulting engineers that perform this type of work. The following is a list of three fin'ms that have done this type of work within the City of Coppell. Also, there are numerous other engineering firms that can perform this type of work that can be located through references or the yellow pages. The names I have provided are in no particular order: 1) Graham Associates, Inc., Jeff Williams, (817)640-8535; 2) Albert H. Halff Associates, Walter Skipwith, (214)739-0094; 3) Nathan D. Said easement strip being described in Exhibits "A" and "B" attached hereto and made a part hereof for all purposes. That in consideration of the benefits above set out, Grantee will remove from the easement strip, such fences, buildings and other obstructions as may be found upon said property. After construction of the underground sanitary sewer system has been completed or after any entry for repairs or maintenance, GRANTEE shall, except for removed obstructions, return the surface area of the easement strip to its original condition as nearly as practical taking into consideration the nature of the work being performed. GRANTORS reserve the right to use and maintain the surface of the easement strip for purposes which will not interfere with GRANTEE'S rights hereby granted and agree that upon completion of the underground facility and restoration of the surface, GRANTEE shall not be obligated for future maintenance and upkeep of the surface area.
