Kadleck & Associates 555 Republic Dr., Suite 115 Plano, TX 75074 RE: Red Hawk Plan Review Comments (3rd submittal) The City of Coppell has reviewed the revised plans for the referenced addition and they will be approved with the following comments addressed: Grading Plan 1. Show the top of curb elevations on the grading plan. 2. The grading plan and the drainage area map do not match. Show the drainage easements on the grading plan. Paving Plan 3. Show PCR's elevations throughout the plans. 4. Stamped concrete only, no concrete pavers. 5. Revise details to match City of Coppell details. 6. How is sidewalk cutting through proposed screening wall? 7. Make sure you maintain the 2% cross slope for all crossing areas with barrier free ramps. Drainage Plan 8. Drainage areas do not match grading plan. 9. Inlet 1 is a Sag inlet, how does it carry overflow? 10. How are you maintaining your crown through the intersection? We would feel more comfortable with inlet 11 moved to lot 24. Show spot elevations through this intersection. 11. Show driveways adjacent to inlets on drainage area map. 12. Show that the alley can handle the additional runoff to the north. Utility Plan 13. Make sure that you have correct separation for water and sewer. 14. Show the water and sewer as different line weights or styles. 15. Show all crossings on sewer profiles. 16. Make sure details refer to City of Coppell standard details. The City of Coppell requires three sets of final construction plans for its use; your office should submit as many additional sets for stamping as is necessary for construction operations. All fees must be paid prior to release of this project for construction. The City charges a 2% inspection fee for all private construction outside the building's footprint. This includes dirt work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all installations in the public right -of -way or easement, the City charges a 4% fee. A check for inspection fees made to the City of Coppell should be submitted to this office along with the Construction Development Permit Application and a copy of the Construction Site Notice. For your convenience a spreadsheet is attached to the permit application for use in calculating the inspection fees. A copy of the contract(s) should be attached for verification purposes.
