The paving elements are about the same as the previous estimate but the storm drain costs have about doubled. This is due do the lack of capacity in the Hammond system and the additional work that we are "taking out" of the Bethel plans and moving to this project. The water and sewer line costs look lower than previously estimated but this is just due to using a lower unit cost on the piping materials. The last estimate had quite a bit of conservatism built in but you may want to comment on the unit prices for us. The market has been a little tough to estimate here lately! Also, please note that the service connections are not shown on this set of plans. They will be added back in once you've reviewed the new layout. We have accounted for the development and have plans on how each facility can be served but we felt like the connections could be added to the plans between the 60 and 90% submittals. We'd be happy to provide a markup showing the service locations if that will help in your review. Just let me know. We have a lot of details to work out in relation to the Bethel Road connection and the storm drain systems. We'll want to discuss several of those items with you after you've had a chance to review the plans. Please provide a set of drawings to Brad and Mindi for their review. I know that our landscape architect would like to meet with you and Brad as soon as you've had an opportunity to review the drawings. I'll work with you to get that meeting scheduled in a couple of weeks. Per our schedule, we allotted three weeks for your review. Let me know if that is not enough time for you based on your project workload. The schedule has us making a 90% submittal around July 9th. We will continue to work the franchise utility situation and advance those design issues, but we will lay off on the construction plan production while you are completing your review. CC: Mindi Hurley, Brad Ried FROM: Tricia Hatley, P.E.; Chris Pote SUBJECT: Old Town Coppell — Franchise Utility Coordination DATE: May 25, 2010 The following is an update on franchise utilities for Old Town Coppell: 1. Oncor : a. Contacts: Rick Fielding (lighting) and Karen Eastman b. Update: i. David Beckman (FNI electrical engineer) has been working with Rick Fielding on all of the electrical issues. We have made progress in our discussions regarding street lighting issues, but we've had limited success in discussions on the overall feed plan for the development and ONCOR requirements for providing service. We are continuing discussing with them in hopes that we can include infrastructure plans as needed. ii. David Beckman has submitted 60% lighting plans 2. Atmos: a. Contact: George Long b. Update: i. Gas has been located on South Coppell Rd, Bethel Rd, and Burns St to serve the site ii. Gas can be brought in from South Coppell Rd or Bethel Rd. iii. No duct bank would be required. May require crossing if not installed during development phase. Atmos can joint trench with other utilities such as electric, cable, or phone. iv. No above ground easements required. Just underground where gas is not in ROW. v. Atmos normally runs gas line behind curb in ROW. If gas line is not run within ROW then a 10' utility easement is required vi. Further discussions with Atmos are needed to avoid cuts in pavement and sidewalk for future installations. FNI will continue these discussions as we advance the design plans. 3. Verizon: a. Contact: Luis Comas b. Update: i. Verizon has provided an exhibit showing that they want to feed the site from South Coppell and Houston Rd. If the 4" conduit path is not provided, then there will need to be a utility easement for Verizon to reside in. iii. FNI will coordinate this work into the plans as we advance the design.
