During the course of our conversations, it was decided that the City would install the new sewer line around as man)' trees as possible and once the project was completed the City would survey the new sewer line and obtain an easement that was centered along the new sewer line. That project has now been completed and we have received the survey information showing where the new sewer line is located. To complete this project, the City requests that you sign the easement documents and return them so that they can be filed with the County. Once they have been filed with the County, a filed copy will be returned to you for your records. When the new easement has been filed, the City will allow the abandonment of the existing sewer easement at such time as property is platted along the existing easement. I am suggesting this process because to abandon the existing easement at this time will require an appraisal of the easement to be abandoned. This is required by law even though another easement is being dedicated to replace the existing easement. The City has no need for the existing easement and: as stated, will abandon it when the property is platted. City Manager ............ ~,j ~O DATE: / Coppell, Texas 75019 The City With A Beautiful Future 214-462-0022 June 18, 1993 Mr. Don Carter 441 Carter Drive Coppell, TX 75019 RE: Grapevine Creek Santiary Sewer Trunk Main Project (Temporary Construction Easements) Dear Mr. Carter: On August 18th, 1992, a letter was sent concerning the acquisition of temporary construction easements from your property in CoppeIl, for both your residence and property shown on our Tax Roll as C&C Leasing. Along with that August letter, a copy of a soil report was provided because you had previously indicated an interest in the soil condition in this area. For informational purposes, the project itself is the installation of a new 30" sewer trunk main from Southwestern Blvd., in the west part of town, to MacArthur Blvd., in the east part of town. This is a major trunk line in the City of Coppell and one of its main purposes is to facilitate development in the industrial areas on the west side of Coppell. Currently, the capacity in those areas is substandard and has hampered some development. As you are aware, there is currently a 20 foot sanitary sewer easement across your property. The City is requesting an additional 40 foot temporary construction easement to maneuver equipment and materials along the construction site. Every attempt is being made to work around and save as many trees as possible. It might be beneficial to view the way the contractor has attempted to save the trees on the east side of Moore Road through the park site. The contractor is needing to move ahead of the actual cons[ruction to perform surveying and start providing access to the construction area. The size of the equipment and the depth of the installation does not lend the construction activities to be contained within the existing 20 foot easement. Therein lies the need for the additional 40 foot temporary construction easement. The City of Coppell issued a notice to proceed on April 15, 1993. The contractor has had exceedingly good weather and progressed at a much faster pace than anticipated. Currently, the majority of the pipe between MacArthur Blvd. and Mockingbird Road has been installed. ~rhe contractor has informed the City that he is within three to four weeks of needing to be on your property to begin the preliminary work prior to the construction. With this letter, I am enclosing additional copies of the temporary construction easement across your personal residence and across the C&C Leasing property. Your assistance in providing the City with this temporary construction easement will be greatly appreciated and your expediency in responding to this request will also be greatly appreciated.
