MA1001-CS10061850 cents I JUNE 18, 2010 SERVING COPPELL, VALLEY RANCH AND HACKBERRY CREEK SIN 1984 VOLUME XXV1, NO. 25 I Staff'Advises `No' on Quik Trip Near LBJ By Jean Murph A zoning change for a pro- posed Quik Trip service station near the intersection of S. Belt Line and I -635 (LBJ) will be con- sidered by the Coppell Planning & Zoning Commission this week. For the second time, City staff is recommending denial of a re- quest for rezoning for a service station in that area, based on concern about land use at the entrance to the city. "We don't not want this to set the tone" for other development as you enter the city," said City Planner Marcie Diamond Wednesday. A RaceTrac service station, proposed for the west side of S. Belt Line in the same area, was denied in 2008, based on land use concerns. Proposed is an eight - island, 16 -pump service station with a 7,100- square -foot canopy and a 4,900- square -foot convenience store on 2.03 acres at the north- east corner of S. Belt Line Road and the extension of Dividend Drive. The extension of Divi- dend Drive, north of Hackberry Road and south of the proposed Cypress Waters development, is still to be built. The station would operate 24 hours a day, seven days a week, according to staff information. The zoning change request is from Agriculture to Planned Development- -Revi sed -High- way Commercial. The devel- oper, represented by J.D. Dudley, also requested approval of a detailed site plan. Commenting on the proposal in materials prepared for the see QUIK TRIP on page 15
