Box 151 Coppell, Texas 75019 RE: Grapevine Sanitary Sewer Trunk Main Project # SS 93-01 Temporary Construction Easement Dear Mr. Soto: On August 18, 1992, a letter was sent to you concerning the need to have a temporary construction easement dedicated for the referenced project. The project in question is a sewer trunk main along Grapevine Creek from its intersection with Southwestern Boulevard to the intersection of MacArthur with Beltline Road. The sewer line is necessary for two reasons: 1) the current sewer system is a 12" line that is undersized to convey the current flows and the projected developed flows; 2) the sanitary sewer line will allow for the future development of southwest Coppell. The City currently has a sanitary sewer easement across a portion of your property, as can be seen on the attached temporary construction easement documents. However, to allow for the open cutting, maneuvering of equipment, storage of materials, etc., the City needs an additional temporary construction easement across your property. Our records indicate that you have purchased the property north of your original tract (previously owned by John Ratliff), therefore there are two temporary construction easements included with this letter. This project has been under construction for approximately one year and currently the contractor is installing pipe in Bethel Road approaching Denton Tap Road. The contractor will begin installing pipe in Bethel DATE Road on the west side of Denton Tap around June 1, 1994. Once the contractor begins working in that section, it will be a very short time frame before he reaches you~..~y. Box 151 Coppell, TX 75019 RE: Grapevine Creek Sewer Main - Temporary Construction Easements Dear Mr. Soto: The City' of Coppell is currently in the process of obtaining both permanent and temporary' easements for the construction of a sewer trunk main from Denton Tap Road eastward to MacArthur Blvd. The portion of the installation of the sewer trunk main adjacent to your property' will be in an existing utility easement. However, because of thc depth of the sewer line and the need to maneuver adjacent to the trench, the City is requesting that a temporary, construction easement be granted to the City for the duration of the project. The temporary construction easement will be utilized to temporarily stock pile excavated material, to store new materials prior to installation and to maneuver equipment along the creek for the installation of the new sewer trunk main. Your cooperation in working with the City' to provide a temporary construction easement would be greatly appreciated and also would be an asset in expediting the actual construction of this project. Attached, I have provided a copy of the temporat~ construction easement. The easement should be signed and notarized and returned to the City' of Coppell. The City of Coppell has several notaries on staff and would be happy to notarize this document free of charge at your request.
