ENGINEERING COMMENTS
ITEM: Carter Addition PH III, Preliminary Plat to subdivide 20.28 acres of
property into twenty -six (26) single - family residential lots and one
(1) common area lot located on the south side of Carter Drive,
approximately 925 feet west of Moore Road, at the request of Toll
Brothers, being represented by Matt Alexander, Dowdey,
Anderson and Associates, Inc.

COMMENT STATUS: ✓PRELIMINARY SAL REWSE
Preliminary Plat:
1) Extend Drainage Easement to creek & make 20' wide.
2) May need ROW corner clips to fit BFRs.
3) Add arrows pointing to the "Floodway Easement."
4) Note 6 should be revised to read "The developer is not responsible for building a
sidewalk along the south side of Carter Drive." Otherwise it could prevent the
City from building a sidewalk in the future.
5) Note 7 is confusing because there are no curbs shown on the plat.
6) Floodplain line & easement will need on the ground topo collected based on a
FEMA benchmark.
7) Review visibility on Carter Drive, the proposed fence is a concern.
Water & Sewer Plan:
8) Waterline will need to be looped and not to Carter Drive.
9) Concerned with the angle of the sewer line tie in on the end of Street A. Note the
existing manholes were designed as vented manholes.
10) Original sewer line in easement was abandoned. When 30" SS was installed,
contractor went outside easement to miss trees and bore. Will need new easement
based on actual sewer line location.
Drainage Plan:
11) Existing drainage seems to flow from the 18" RCP in Carter Drive through a swale
on the property to the creek. Show how this will connect to the creek in the
proposed condition. Storm sewer will need to be installed at the north corner of lot
1 block A and extend along Carter Drive & discharge to the creek.
12) Extend storm drain at end of Street A to the creek.
13) Existing lake will need wetland determination and USACE permit. (Show lake in
topo).
14) Need to verify that the sewer & strom can fit within the 20' DE & SSE.
15) Coordinate with Gas company on roadway & water crossing.
